Cureus and Alloheim place topping-out wreath for Garrel senior residence with 104 care places

Hamburg/Berlin/Garrel, 10 July 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, and Alloheim, the future operator of the CMS senior residence ‘Garrel’, invited guests to the topping-out ceremony today. Among the guests were Mayor Thomas Höffmann, Head of the Building Authority Ewald Bley and the Chairman of the Parish Church Council, Carl-Mathias Wilke, as well as other representatives from politics and administration, those involved in the construction and neighbours. In addition to the actual ceremony under the topping-out wreath with a traditional topping-out speech and the symbolic hammering of the last nail into the roof structure, the approx. 50 participants were also given in-depth information about the new senior residence during tours of the construction site. Catering was also provided. Construction is underway at Hauptstraße 60 in 49681 Garrel (Lower Saxony), south of Oldenburg. Olaf Joop Projektbau GmbH is acting as general contractor.
’Our construction project is progressing rapidly. The shell of the new senior residence is finished and the envelope is tight, the future building is already very recognisable’, says Roman Fabel, project manager at Cureus, happily: ’We would like to celebrate the progress of the construction work in the traditional way with everyone involved and thank them for what they have achieved so far. Now that the roof has been sealed and the windows installed, we are independent of the weather and can press ahead with the interior work. We continue to expect completion and handover to our experienced operator partner CMS from the Alloheim Group in the first quarter of 2026.’

Modern senior centre with restaurant, café, hairdresser, care and wellness bathrooms and therapy rooms
The new “Garrel” senior residence is currently being built on the approx. 3,710 square metre plot along the main road with a gross floor area of around 5,900 square metres. In addition to a ground floor and two full storeys, the U-shaped building with a partial basement will also include a staggered storey. It is planned to be completely barrier-free in accordance with the highly energy-efficient and sustainable KfW 40 construction method and is aiming for a silver certificate in accordance with the DGNB criteria. Heating is provided in an ecologically sensible way by a combined heat and power unit (CHP), which also generates electricity for the senior residence. A solar system is planned for the roof. The straightforward and modern façade made of light and dark grey plaster and red clinker brick sections will create an architectural eye-catcher that blends harmoniously into the surrounding buildings with its colour scheme.
In addition to the hotel-style lobby with reception, the ground floor of the senior residence will also house a restaurant with a sun terrace, where fresh meals will be prepared daily for the residents. The building also has a hairdressing salon and a café. The property will also have several care and wellness bathrooms as well as therapy rooms for physiotherapy and occupational therapy.
The CMS senior residence ‘Garrel’ is divided into six residential groups, one on the ground floor, one on the top floor and two each on the first and first floors. The residential group concept is designed to ensure a homely, family-like atmosphere. To this end, each residential group has an attractively designed communal room as the centre of the residential group with a kitchen and dining area as well as a terrace or balcony, which will strengthen social contacts between the residents. The residential group on the ground floor is specially designed to meet the needs of senior citizens with dementia. Among other things, it has direct access to the garden, which has been designed as a dementia garden. Here, residents can move around safely without supervision.
Each of the 104 single rooms is designed to modern standards and will have its own bathroom as well as a nurse call, telephone, internet and television connection. 37 rooms are wheelchair accessible. Residents can bring their own furniture and accessories if they wish. The park-like outdoor facilities with a spring stone, pleasantly shaded seating areas and regional fruit and deciduous trees are also available to the residents of the ‘Garrel’ senior residence for exercise, relaxation and socialising.
Suitable location and optimal accessibility
The new CMS senior residence ‘Garrel’ is centrally located in the town centre of Garrel and within walking distance of the village park with its pond. Shopping facilities, doctors and social facilities are therefore only a few minutes' walk away. The nearby bus stop connects Garell ideally with the surrounding towns and communities. Bicycle parking spaces and 17 car parking spaces, two of which are disabled-friendly, will be created on the grounds of the senior residence. This will ensure excellent accessibility for visitors and care staff.
Building with high-quality, customised standard
The new Garrel senior centre is being built in accordance with the Cureus standard for system care properties. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’ (former KfW 40 energy-efficiency standard), while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators.
