Hamburg/Winsen (Aller)/ Oberhausen-Sterkrade, 5 March 2026. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, laid the foundation stone for the Sterkrade senior residence in Oberhausen yesterday together with the future operator Amando Seniorenresidenzen, a brand of Pflegemotive. The ceremony took place in the presence of Werner Nakot, 2nd honorary deputy mayor. Representatives of those involved in the construction, from the administration, the operator and the building contractor, as well as neighbours, were also present. In addition to the actual ceremony with the ceremonial sinking of the time capsule, the approx. 40 participants were also presented with in-depth information about the new senior residence and were given a first glimpse of the construction site. Refreshments were provided. Cureus is acting as the general contractor for this project. The new building is being constructed at Weseler Straße 138 in 46149 Oberhausen (North Rhine-Westphalia).
Kathrin Ufken, project manager at the developer Cureus, on the project: "In the summer of 2025, we were able to begin clearing the site and dismantling the old car wash on the premises. A lot has happened since then: the ground was prepared, the area was surveyed for unexploded ordnance and suspicious objects were investigated, then the earthworks began immediately. These have now been completed and we have a clean building site on which our new building has been under construction since the beginning of the year. The concrete floor slab has already been poured, so we can now hold the official laying of the foundation stone at the appropriate location. So far, we are optimistic that we will be able to hand over the new senior residence to our operating partner Amando Seniorenresidenzen, which we have acquired for this location, as planned in early 2027. We wish everyone involved in the construction continued success."
Jacek Michalak, Managing Director of Amando Seniorenresidenzen, is also enthusiastic: "We are a young brand from the Pflegemotive group, but we have a lot of experience in our team. One of our first two residential locations is now being built in Oberhausen, and another location has been under construction in Gladbeck since last summer. We foresee a growing demand for care places at both locations and in their surrounding areas, and we are very pleased about these new residences. At our new locations, we are combining many years of experience with in-depth expertise to create high-quality living spaces for our future residents and attractive, modern workplaces for our future employees. While our in-house kitchen provides fresh, culinary variety every day, we focus on professional and individual care and support. The modern, high-quality facilities at the residence help our future residents find a new home. The modern equipment in the workplaces and the use of digital solutions support our future employees in their demanding work at our residences," Michalak continues.

Modern seniors residence with restaurant, hairdresser, laundry, fireplace lounge with library, therapy rooms and nursing bath
In future, a roughly Z-shaped building will extend from the street side to the rear of the approx. 4,665 square metre site. This will be adjoined by spacious, park-like grounds. The entire Sterkrade senior residence complex has been designed to be barrier-free and in accordance with the German government's Quality Seal for Sustainable Buildings (QNG) in KfW Efficiency House 40 construction, with the aim of achieving DGNB Silver certification. Heating is provided by a heat pump, and a solar system generates environmentally friendly electricity on the flat roof, which is also covered with greenery. The building's design will also be specially adapted to its surroundings: in particular, the linear cubature with a mixture of grey, white and beige plaster and red clinker bricks will create an eye-catching feature.
The residence building will have a gross floor area (GFA) of around 5,640 square metres spread over four floors. The residence welcomes residents and guests with a hotel-style lobby with foyer and reception, a fireplace lounge with library, and a range of amenities including a hairdresser, therapy rooms, nursing bath and in-house laundry. The terrace creates a pleasant connection to the park-like outdoor facilities of the retirement home.
Residents can expect 86 single rooms with en-suite bathrooms on the three upper floors, equipped to the latest standards, which include a nurse call system as well as individual telephone, internet and television connections. 56 rooms in the residence are also wheelchair accessible. Residents can furnish the rooms individually to create a comfortable atmosphere and a private retreat. The residence is divided into six residential groups, each with its own lounge with kitchen and balcony, to create a homely, family atmosphere for the residents.
Ideal location and high-quality construction
The Sterkrade seniors residence is located in the north of the city, within walking distance of the public park with its pond and stadium, as well as the Sterkrade historic coal mine recreation area. Nestled in an established residential area, doctors, local amenities and churches can also be found in the immediate vicinity. The centre of Sterkrade, with its railway station, hospital, numerous shopping facilities and cultural, leisure, social and administrative facilities, can be reached in a few minutes from the nearby bus stop, as can the city centre of Oberhausen. The location therefore has excellent transport links, making the residence very easy to reach for residents, visitors and staff.
At the rear of the residence grounds, spacious, park-like outdoor facilities are being created, which, with circular paths, shaded rest areas and regional planting of deciduous and fruit trees, serve as a meeting place and invite residents to exercise and linger outdoors. In addition, nine car parking spaces with infrastructure for e-mobility will be created on the property, one of which will be accessible for disabled people, as well as twelve bicycle parking spaces.
The new residence has been designed and will be build in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’, while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
