Cureus and Ditting are planning the Wycker Höfe in Kiel – a multi-generational neighbourhood with up to 1,000 units

  • A new home for students, couples, families and senior citizens is being built in the Wik district
  • Assisted living, a senior residence, a childcare centre and small businesses in the neighbourhood
  • Construction is scheduled to begin in 2027, with the first buildings due for completion from 2029
  • The focus is on social and environmental sustainability

Hamburg/Rendsburg/Kiel-Wik, 7 May 2026. Cureus GmbH, the project developer from the Lindhorst Group, and the North German construction firm Richard Ditting GmbH & Co. KG are jointly planning a forward-looking new residential neighbourhood for all generations in the Wik district of Kiel, under the name Wycker Höfe. On a site of around eight hectares in the north-west of the city, between Steenbeker Weg, Bremerskamp, Torfmoorkamp and the B76, some 800 to 1,000 residential units are to be built, with around 30 per cent of the floor space receiving public funding. In addition to rental flats for singles, couples and families, the concept includes residential and care facilities for the elderly, as well as flats for students, a childcare centre and small commercial units. The two developers have now presented their plans to the members of the Steenbek-Projensdorf local advisory board.

Doris Grondke, Kiel City Councillor for Urban Development and Construction: “The Torfmoorkamp project is a significant step towards creating urgently needed housing in Kiel. By developing an urban residential quarter that encompasses both social housing and modern living options for students, we are contributing to the city’s inner-city development. Despite the challenges posed by the construction crisis and rising building costs, we are confident that, together with our partners, we are well on the way to commencing actual construction work in 2027. Our aim is to create a liveable neighbourhood offering a high quality of life for all age groups.”

“Our main focus is on affordable, subsidised housing in a green setting, student accommodation close to the university and the city centre, and a wide range of housing and care options for senior citizens at the Wycker Höfe,” explains Kevin Lleshi, project manager at Cureus, which, according to current plans, will create around two-thirds of the housing supply in the northern, southern and western parts of the site. He adds: “With construction of the buildings set to begin in summer 2027, we expect the senior residence – the first of our five construction phases on the site – to be completed as early as 2029. The remaining construction phases will follow in succession to ensure the smooth progress of the building works. The entire project will be carried out in close coordination with our development partner Ditting and the City of Kiel. We are already looking forward to the project launch and would like to thank the city for the excellent planning process.”

Nikolaus Ditting, managing partner of his long-established company of the same name, praises the outcome of the constructive collaboration between all parties involved: “After a long lead-up, we have now created a fantastic neighbourhood concept for the Wycker Höfe together with the local authorities and politicians. Together with our project partner Cureus, we will build a new home for people of all generations with very different needs. We are delighted that work can now begin soon.”

ABOUT THE WYCKER HÖFE PROJECT IN KIEL-WIK

The Wycker Höfe multi-generational neighbourhood, for which initial planning began in 2018 and for which the development plan was approved in early 2026, is being built across nine separate sites, each with a courtyard-style layout. It is designed to do more than simply bring together a diverse community of residents. In future, the quality of the Wycker Höfe will be characterised above all by the development partners’ commitment to environmental and social sustainability:

30 per cent of the floor space in the traditional rental housing development is to be publicly subsidised and thus allocated at particularly affordable rates. All buildings are planned to meet ambitious KfW standards. Heat will be supplied primarily via district heating, supplemented by renewable energy sources where necessary. Photovoltaic systems are planned, and green roofs will also help create a pleasant microclimate at the site.

The main access routes will be via Torfmoorkamp, near the supermarket, and via Steenbeker Weg at Bremerskamp, which will serve as a ring road with pavements and parking spaces. The Wycker Höfe mobility plan aims to move most stationary traffic – comprising bicycles and motor vehicles – underground. Plans include e-mobility and car-sharing facilities, as well as a connection to Kiel’s cycle route network. The majority of the planned car parking spaces will be located in underground car parks, whilst only a small number of spaces will be created on public roads. This allows for an above-ground design that puts people at the centre: the outdoor areas will be used as high-quality green spaces, and the communal courtyards will feature sheltered, private open spaces and play areas.

For young families, the City of Kiel is building a three-class childcare centre in the northern part of the site, with project partners Cureus and Ditting contributing to the costs.

image.pngA central neighbourhood square for social gatherings and markets, along with the surrounding green corridors, serve as places for people to meet and for local recreation. With the aim of minimising disruption, species protection was ensured in consultation with the nature conservation authorities. Whilst the biotope to the south is being preserved, an orchard meadow and a small pond were created as early as 2024. A noise barrier is being erected along the B76.
This will ensure that the Wycker Höfe, situated in the immediate vicinity of Kiel University and the Lubinus Clinics, remain attractive to all generations in the long term and offer the comforts of modern living.

Development work is expected to run from autumn 2026 to spring 2027, with building construction for the first phases set to begin in the course of next year, meaning the first completions are possible in 2029.

CUREUS BUILDS SUBSIDISED HOUSING, STUDENT ACCOMMODATION AND HOUSING FOR THE ELDERLY

In the northern part of the site, Cureus is commencing construction of a five-storey senior residence on courtyard 1 (WA9), based on the concept of a care-focused residential complex. This will include inpatient care and complementary services, as well as a restaurant serving freshly prepared meals for residents. A reputable operator from Cureus’s partner network will be responsible for providing care for the residents.

Construction will then commence on Courtyards 6 (WA3) and 7 (WA2), each featuring a five-storey, L-shaped building and an additional three-storey tower block. Assisted living units and supported housing for the elderly are planned for these courtyards. The plan is to create barrier-free 1.5- and 2-bedroom flats for single and two-person households. Each flat will have its own shower room and a kitchenette. Additional services will be provided by the operator of the senior residence. Residents of the assisted living flats will later be able to make use of the facilities there. The buildings will have an underground car park.

Following this, Courtyard 5 (WA4) and Courtyard 8 (WA1) are to be built largely in parallel. Courtyard 5 (WA4) is situated to the south-east within the Wycker Höfe multi-generational neighbourhood and also comprises an L-shaped building with five full storeys and a four-storey tower block. Student apartments are planned for this site. The flats will mostly be 1.5 to 2-room units designed for single occupancy. A small number of 3-room flats for two-person shared accommodation are also to be built. All flats will have their own shower room and a kitchenette. Suitablely equipped communal areas will also be available for the students.

Subsidised rental flats are planned in Courtyard 8 (WA1) in the west of the extensive site. A balanced mix of flat sizes ranging from 2 to 4 rooms is to be realised. The U-shaped building will have five storeys and an underground car park.

PRIVATELY FUNDED AND SUBSIDISED HOUSING AS WELL AS COMMERCIAL PROPERTIES BY DITTING

Ditting will construct two to three apartment blocks on each of the remaining four building plots, comprising a total of around 350 flats with a total living area of approximately 22,250 square metres. In this part of the new neighbourhood too, 30 per cent of the residential floor space is to be made available for rental with public funding upon completion. In addition, two commercial units will be developed to house local shops.

Facing the street, the planned apartment blocks will be four storeys high with a stepped roof; towards the courtyard, the building height is reduced by one full storey. The plans include 1.5- to 5-room flats for a broad target group ranging from singles and couples to families. The flats will be fitted with bathrooms, kitchens and balconies or terraces.
Ditting plans to submit the planning application in the fourth quarter of this year. Depending on the granting of planning permission, construction could begin in the second half of 2027. The project is to be implemented in phases, with the first residents likely to move into the new flats by the end of 2029.

E&P Evers Stadtplanungsgesellschaft is overseeing the urban development as part of the town planning process. The winning design of the urban and open space planning competition was developed by the firms SKAI Siemer Kramer Architekten Ingenieure and MERA Landschaftsarchitekten. The project planning, including design, approval and construction planning, is being carried out by Schenk Fleischhaker on behalf of Ditting and by plan- & bauwerk Winsen/Aller on behalf of Cureus.
