Cureus and PATRIZIA successfully completed care portfolio transaction – Deutsche Hypo secures financing

Hamburg, 22 May 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, has sold a portfolio of two properties to a PATRIZIA fund company as part of an asset deal; the transfer of ownership took place recently. The parties have agreed not to disclose the purchase price. The subject of this transaction were the locations in Seevetal-Fleestedt (Lower Saxony) near Hamburg and Cottbus (Brandenburg), which are leased on a long-term basis to the care specialist compassio Lebensräume & Pflege.

Christin M. Büttner, a member of the Cureus management team and responsible for handling this transaction in-house, emphasises: ‘Once again, we were able to successfully complete a property transaction with proven partners at attractive conditions for all parties, bucking the market trend. PATRIZIA is one of the few market players to focus on high-quality new builds that meet very good energy standards, thus making a planned investment in the future. As usual, we will use the capital generated to secure new project developments in order to create urgently needed care capacities in Germany. Cureus was legally advised on the transaction by KSB Intax, based in Hanover. Hogan Lovells Hamburg acted on the buyer's side. Deutsche Hypo – NORD/LB Real Estate Finance was available as a financing partner.

About the properties sold

The Generationsquartier in Seevetal comprises a total of 116 care places, a day care centre with 20 places, 39 assisted living flats and a children's daycare centre in three buildings built in 2021.

At the Cottbus site, a building with 147 care places, a day care centre with 27 places and 41 assisted living flats were built in 2023.

Both properties were built in accordance with KfW40 standards and follow the unique Cureus system approach, which is based on uniform, high quality standards and is geared towards the needs of the operators with a focus on the residents and care staff, among other things.
