Cureus and compassio lay foundation stone for care and residential complex with 164 units in Halberstadt – Carestone takes over sales of the units to private investors

Hamburg/Ulm/Halberstadt, 26 May 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, laid the foundation stone for the Halberstadt senior residence today together with the future operator compassio. The future property has been subdivided under land register law, and the individual care appartments will be placed for individual sale by the Carestone Group to private investors.
The foundation stone ceremony took place in the presence of District Administrator Thomas Balcerowski and Daniel Szarata, Mayor of Halberstadt, Thomas Rimpler, Head of the Department of Economics/City Planning, as well as other representatives from politics and administration, from those involved in the construction and from the operator and developer. In addition to the actual ceremony with the ceremonial sinking of the time capsule, the 25 or so participants were also presented with in-depth information on the new residence and initial insights into the construction site. The guests were well catered for. Construction is underway at Hans-Neupert-Straße 1A in 38820 Halberstadt (Saxony-Anhalt). The general contractor is Olaf Joop Projektbau GmbH from Faßberg.
‘Following extensive exploratory work, construction work for a modern residence in Halberstadt has been successfully underway on the site since last autumn. Thanks to the smooth construction process, it is a pleasure for us to be able to ceremoniously lay the foundation stone today and to quickly start the building construction for both construction phases once the floor slabs have been completed,’ explains Stefanie Zacharias-Srocke, project manager at Cureus, adding: ’We wish everyone involved in the construction work continued success and are planning to hand over the building to our professional operator partner compassio in early summer 2026 after a total construction period of around one and a half years. The new residence in Halberstadt will have 140 inpatient care places in modern single rooms and 24 spacious flats for assisted living.Both buildings are planned with high architectural standards in order to blend harmoniously into the surrounding neighbourhood.’
New home for people in need of care, meaningful investment for private investors

The new residence in Halberstadt will create around 85 new, crisis-proof jobs in the areas of care, administration, building services and services.
Two modern, barrier-free buildings are being built in two parallel construction phases on a plot of around 7,400 square metres in an established residential area in the south of Halberstadt for the compassio senior residence in Halberstadt. This residential location is planned as energy-optimised KfW efficiency houses.
A photovoltaic system on the roof and a heat pump for heating and producing hot water will support the building's operation in an ecologically sensible way. The flat roofs will also be extensively greened, which will help to retain rain and improve the microclimate. The planting of new trees on the site is also part of this construction project.
Modern care with a comprehensive range of services
The L-shaped main building with 140 places for inpatient care and six flats for assisted living will have a gross floor area of around 7,910 square metres. It runs alongside the neighbouring Goldbach stream and opens up to a green inner courtyard to the south. The building is barrier-free and extends over four full storeys and a staggered storey. The future residents will have 140 modern care places in generously designed single rooms with en-suite bathrooms. 62 of the rooms will be wheelchair-accessible, while some of the rooms on the staggered storeys are more generously proportioned as comfort rooms with the best views. Each room has its own telephone, television and internet connection as well as a nurse call. It is possible to furnish the rooms yourself to ensure privacy and as a private retreat. The rooms are divided into eight independently organised living groups with their own kitchen, lounge area and balcony to create a familiar, social atmosphere.
In addition to the administration and technical rooms, a brightly designed residents' restaurant with kitchen and terrace is planned on the ground floor of the senior residence. A hotel-style reception with an inviting foyer, a fireside lounge with a library, a hairdresser, a modern care bathroom and therapy rooms round off the services offered by the residence for residents. The service facilities and the park-like outdoor areas are also available to the residents of the neighbouring assisted living flats.
Assisted living in 24 spacious flats
Six of the 24 flats for assisted living are located on the ground floor of the main building and can be accessed directly from Hans-Neupert-Straße via a separate entrance. The other 18 residential units, three of which are wheelchair-accessible, are located in the second building on the site, directly on Hans-Neupert-Strasse. This building will have three full storeys and a staggered storey; the floors can be reached by lift and stairs. The spacious two-bedroom flats are between 47 and 63 square metres in size and are suitable for one or two-person households. All flats have a living room with cooking facilities, bedroom, private bathroom, hallway, storage room and a covered terrace, balcony or roof terrace. The conditions for rent and service lines will be announced by compasiso at a later date.
Optimum location and accessibility
Situated directly on the Goldbach stream and not far from Halberstadt Zoo and the Jahnwiese recreational area, the location is close to nature and yet easily accessible. The friendly outdoor area in the inner courtyard invites all residents of the residence to exercise and socialise outdoors. There are also a total of 31 car parking spaces on the site, four of which are disabled-friendly, as well as bicycle parking spaces. Links to public transport are also guaranteed, which ensures optimal accessibility for residents, visitors and employees and connects the site perfectly with the city centre. Local amenities, social and cultural facilities, churches and doctors are easily accessible in the immediate vicinity and in the city centre.

The compassio senior residence in Halberstadt was planned in accordance with the Cureus standard for system care properties. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff.
