Cureus and compassio lay the foundation stone for the compassio Seniorendomizil Haus Tuzzo in Wiesbaden-Dotzheim with 95 care places and 20 assisted living flats

Hamburg/Ulm/Wiesbaden-Dotzheim, 16 August 2024. Cureus, an integrated property company that specialises in developing and actively managing its own inpatient care home portfolio, laid the foundation stone for the Haus Tuzzo retirement home in Wiesbaden-Dotzheim yesterday together with the future operator compassio Lebensräume & Pflege. The ceremony took place in the presence of Wiesbaden's Lord Mayor Gert-Uwe Mende as well as other representatives from the administration, the operator and the developer. In addition to the actual ceremony with the ceremonial sinking of the time capsule, the participants were also presented with in-depth information about the new senior residence and initial insights into the construction site. The physical well-being was well catered for. Construction is underway at Tauernstr. 14 in 65199 Wiesbaden-Dotzheim (Hesse). The general contractor for the construction work is Olaf Joop Projektbau GmbH.

"Construction work for a modern senior residence in the north of Wiesbaden has been successfully underway since early summer on the site, which has been vacant for some time. Thanks to the smooth construction process, we are delighted to be able to ceremoniously lay the foundation stone today and quickly start building construction once the floor slab has been completed," explains Antonia Bonz, junior project manager at Cureus, adding: "We wish everyone involved in the construction work continued success and are planning to hand over the property to our long-standing, professional operator partner compassio at the end of 2025 after a total construction period of around one and a half years. The senior domicile in Dotzheim will offer 95 inpatient care places and 20 assisted living flats. With its partially green roof and light-coloured façade as well as generous glazing, the building is harmoniously designed to meet high architectural standards in order to blend in with the surrounding buildings."

The name Seniorendomizil Haus Tuzzo originated from the history that has characterised the region: Tuzzo was a nobleman who settled in the Belzbachtal valley, laying the foundation for the later naming of the village. The settlement was originally called "Tuozesheim", which goes back to the name Tuzzo. Over the course of time, this name changed from "Tozesheim" to today's Dotzheim. Tuzzo thus not only shaped the history of the region, but also gave the town its name, which to this day is a reminder of its early medieval foundation.

State-of-the-art care with a comprehensive range of services

The compassio senior domicile Haus Tuzzo in Dotzheim is being built on a plot of around 5,000 square metres in an established residential area in the north-west of Wiesbaden and will have a gross floor area of around 7,450 square metres. The U-shaped building opens to the south-east onto a green inner courtyard, has a partial basement with a basement and underground car park and is embedded in the gentle slope of the plot. The sustainably planned residence is being built as an energy-optimised KfW Efficiency House 40. A photovoltaic system on the roof and a heat pump for heating and producing hot water support the building's operation in an ecologically sensible way. Some of the flat roofs will be greened. Furthermore, nesting boxes for birds and bats as well as night insect-friendly outdoor lighting are planned. The planting of new trees on the site is also part of this construction project.

The barrier-free domicile extends over three full storeys and a staggered storey. There will be 95 modern care places available for future residents, 80 for long-term care and 15 for short-term care, in generously designed single rooms with their own bathroom. 38 of the rooms are wheelchair-accessible and some rooms are more spacious as comfort rooms. Each room has its own telephone, television and internet connection. It is possible to furnish the rooms yourself to ensure privacy and as a private retreat. The rooms are divided into six independently organised living groups with their own kitchen and lounge area as well as a balcony or roof terrace to create a familiar, social atmosphere.

A residents' restaurant with kitchen and terrace is planned on the ground floor of the senior domicile. A hotel-style reception with an inviting foyer, a fireside lounge with a library, a hairdresser, a modern care bathroom and therapy rooms round off the services on offer to residents.

Assisted living in 20 spacious flats

The 20 modern assisted living flats at the Domizil are spread over all five floors. They can be reached via a separate entrance in the building and a lift. The spacious flats are between 45 and 61 square metres in size and are suitable for one or two-person households. All flats have a living room with cooking facilities, bedroom, private bathroom, hallway, storage room and terrace or balcony.

Ideal location and optimal accessibility

Situated close to the Weilburg valley with the Mosbach stream and Aunel spring, the location is close to nature. The friendly outdoor area in the inner courtyard also invites all residents of the compassio senior domicile in Dotzheim to exercise and socialise outdoors. In addition, a total of 30 car parking spaces are available here and in the underground car park, four of which are accessible for the disabled, as well as more than 40 bicycle parking spaces. Links to public transport are also guaranteed, which ensures optimal accessibility for residents, visitors and employees and connects the location perfectly with the city centre. Local amenities, social and cultural facilities, churches and doctors are easily accessible in the immediate vicinity and in the city centre.

The compassio senior domicile Haus Tuzzo in Dotzheim is designed and built in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach.
