Hamburg/Ulm/Merseburg, 26 June 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, and compassio, the future operator of the senior residence in the heart of Merseburg, invited guests to the topping-out ceremony yesterday. Among the guests was Merseburg's mayor, Sebastian Müller-Bahr, as well as other representatives from politics and administration, those involved in the construction and neighbors. In addition to the actual ceremony under the topping-out wreath with a traditional topping-out speech and the symbolic hammering of the last nail into the roof structure, the 70 or so participants were also presented with in-depth information about the new senior residence. The physical well-being was well catered for. Construction is underway at Preußerstraße 16 in 06217 Merseburg (Saxony-Anhalt). Schneider System Bau from Radeburg is acting as general contractor.
"Our construction project is progressing rapidly. The shell of the new senior residence is finished and the envelope is tight, the future building is already clearly visible,“ says Lilli Braunagel, Project Manager at Cureus, happily: ”We would like to celebrate the progress of the construction work in the traditional way with everyone involved and thank them for what they have achieved so far. Now that the roof has been sealed and the windows installed, we are independent of the weather and can press ahead with the interior work. Due to difficult subsoil conditions right at the start of construction, we only have a small delay in the plan and now expect completion and handover to our experienced operating partner compassio in spring 2026, instead of at the turn of the year 2025/26."

State-of-the-art care with a comprehensive range of services
The barrier-free compassio senior residence in Merseburg is being built on a plot of around 3,800 square metres directly in the city centre and will have a gross floor area of around 7,400 square metres. The building will be constructed as an energy-optimised KfW Efficiency House 40, which will also meet the requirements of the DGNB Silver certificate. Heating will be provided by the municipal district heating network.
The residence is built in a U-shape and is accessed from Preußerstrasse via the main entrance. The building opens onto Brühl Street and encloses a green courtyard. The building, which has a partial basement, extends over four full storeys. Future residents will have 137 modern care places in generously designed single rooms with en-suite bathrooms; one third of the rooms are wheelchair accessible. All rooms have their own telephone, internet and television connection. It is possible to furnish the rooms yourself to ensure privacy and as a private retreat. The rooms are divided into seven independently organised residential groups with their own kitchen and lounge area as well as a balcony or terrace to create a familiar, social atmosphere.
A restaurant with a kitchen and terrace is planned on the ground floor of the senior residence, which is open to residents. A hotel-style reception with an inviting foyer, a hairdresser with pedicure, a modern care bathroom and therapy rooms round off the services on offer for residents.
The friendly, spacious outdoor areas in the inner courtyard invite residents to enjoy outdoor activities and socialising. There are plenty of places to sit and relax in nature.
Excellent location and accessibility
The senior residence is located directly in the centre of Merseburg, not far from the Saale river, the Gotthard ponds and the Merseburg Rose Garden, and is within easy reach of local amenities, social and cultural facilities and doctors. Public transport connections are also ensured by bus and train. Furthermore, 14 car parking spaces on the site, one of which is accessible for the disabled, two with charging points for electric cars and bicycle parking facilities ensure optimum accessibility for residents, visitors and employees.

The compassio senior residence in Merseburg is being built in accordance with the Cureus standard for system care properties This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways.
