Hamburg/Ulm/Korbach, 10 November 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, and care specialist compassio are planning the Wohncarée Korbach as a new care and residential location at Poststr. 1-3 in 34497 Korbach (Hesse), west of Kassel. Cureus recently received the building permit for the senior residence building and will act as the general contractor for the project.
“The site of the old post office is ideally suited for the development of a new, intergenerational residential location due to its excellent central location,” explains Uwe Poganiatz-Heine, project manager at Cureus, and gives an outlook: "After the post office closed, the old building unfortunately stood empty for a while, detracting from the cityscape. In the meantime, however, we have made the unused building available to the Korbach fire department for training purposes. Now, finally, from mid-November 2025, the careful demolition will begin, initially largely silently inside, with the manual separation of the individual waste fractions and subsequent mechanical demolition of the annex. We want to cause as little disruption as possible to the surrounding area and to pedestrian and road traffic, but we ask for your understanding in advance should there be minor restrictions. Unfortunately, this cannot be completely avoided with a building of this location and size. We then want to seamlessly begin construction of the first phase of the senior residence. We expect the Wohncarée Korbach to be fully completed by fall 2027."
Johannes Knake, managing director of compassio, is also looking forward to the new location in the Hanseatic city of Korbach: "The ‘Golden City in the Waldecker Land’, as Korbach is known, is a lovely place to live. We are delighted to be able to offer a comprehensive and attractive range of care and residential services for people from the city and the surrounding area in our new, modern buildings. The new Wohncarée buildings have been designed to a high architectural standard and will blend harmoniously into the surrounding residential environment. Modern and spacious care rooms and apartments with generous glazing will make Wohncarée Korbach a home where residents can feel comfortable and be sure of receiving good care. We have always offered professional, individual care and support and also keep the needs of our employees in mind. Around 100 new, crisis-proof, and modern full-time and part-time jobs will be created at this new location in the areas of care, administration, building services, and other services.
Modern care with a comprehensive range of services in the senior residence
The compassio senior residence in Wohncarée Korbach will be built on the eastern half of the approx. 6,500 square meter property in an established location in the center of Korbach and will cover a gross floor area of approx. 6,420 square meters. Completion is expected in spring 2027. The U-shaped building opens to the south onto a green inner courtyard and will have a partial basement. The sustainably planned property is to be built as an energy-optimized KfW-KNN Efficiency House 55. A photovoltaic system on the roof and a heat pump for heating and hot water production will support the building's operation in an ecologically sound manner. The flat roofs will be covered with gravel and partially greened.
The barrier-free senior residence extends over two full floors and a staggered floor. Future residents will have access to 119 modern care places in generously designed single rooms with private bathrooms. Thirty-nine of the rooms are wheelchair accessible, and some rooms are more spacious comfort rooms. In addition to a nurse call system, each room has its own telephone, television, and internet connection. Residents can furnish the rooms themselves to maintain their privacy and create a private retreat. To promote a family-like, social atmosphere, the rooms are divided into six independently organized residential groups with their own kitchen, living area, and balcony.
The ground floor of the senior residence will feature a residents' restaurant with kitchen and terrace, a hotel-like reception area with an inviting foyer, a fireplace room with library, and a hairdresser. A modern nursing bathroom and therapy rooms round out the range of services available to residents.
Barrier-free living in the second construction phase
In the western part of the property, 31 modern and barrier-free apartments are to be built in a separate building. Both buildings will be connected by park-like outdoor facilities. Details of this second construction phase can be announced once the building permit has been granted. Completion is scheduled for 2027, after the senior residence.
Optimal location and accessibility
Located adjacent to the green belt around the city center and the old ramparts of Korbach, the site is centrally located. The lively center of the Hanseatic city with local amenities, social and cultural facilities, churches, and doctors is just a few minutes' walk away. Public transport connections are also guaranteed, ensuring optimal accessibility for residents, visitors, and employees.
The pleasantly designed outdoor facilities also invite all residents of Wohncarée Korbach to exercise and socialize outdoors. In addition, there are a total of around 30 parking spaces with pre-installation for electric vehicles, five of which are wheelchair accessible, as well as around 20 bicycle parking spaces.
Well-thought-out standard ensures individuality and the highest construction quality
The Wohncarée Korbach will be build in accordance with the Cureus standard for system care properties This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’ (former KfW 40 energy-efficiency standard), while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
