Hamburg/Ulm/Wiesbaden, 10 September 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, and compassio, the future operator of the Haus Tuzzo senior residence in the Dotzheim district of Wiesbaden, invited guests to a topping-out ceremony today. Among the guests were representatives from politics and administration, those involved in the construction and neighbours. In addition to the actual ceremony under the topping-out wreath with a traditional topping-out speech and the symbolic hammering of the last nail into the roof structure, the approx. 45 participants were also presented with in-depth information about the new senior residence. Refreshments were provided. The building is located at Tauernstr. 14 in 65199 Wiesbaden-Dotzheim (Hesse). The general contractor for the project is Olaf Joop Projektbau GmbH.

"Our construction project continues to progress. The shell of the new Haus Tuzzo is complete, the building shell is sealed and the future building is already clearly visible. These are ideal conditions for starting the interior work soon,‘ says Antonia Bonz, project manager at Cureus, happily. ’We would like to celebrate this progress in a traditional manner with everyone involved in the construction and express our gratitude for their work so far. New energy regulations right at the start of the construction project have led to a slight delay in the schedule. We now expect completion and handover to our experienced operating partner compassio in spring 2026, instead of at the turn of 2025/26."

Johannes Knake, Managing Director of compassio, also thanks the teams on the construction site and is delighted with the progress of the project: "We are seeing increasing demand for care places in Wiesbaden and the surrounding area and are confident that we will be able to continue to meet this demand with the attractive new building and our comprehensive range of care and support services. That is why we are creating another important care facility in Hesse with a feel-good atmosphere, which will be characterised by its high-quality, senior-friendly interior design and exterior architecture, as well as friendly and modern living areas with a focus on the needs of the residents."

State-of-the-art care with a comprehensive range of services

The compassio senior residence Haus Tuzzo in Dotzheim is being built on a plot of approx.5,000 square metres in an established residential area in the north-west of Wiesbaden and will cover a gross floor area of around 7,450 square metres. The U-shaped building opens to the southeast onto a green inner courtyard, has a partial basement with a souterrain and underground car park, and is nestled into the slight slope of the plot. The sustainably designed residence is being built as an energy-optimised KfW Efficiency House 40. A photovoltaic system on the roof and a heat pump for heating and hot water production support the building's operation in an ecologically sensible manner. Some of the flat roofs will be greened. In addition, nesting boxes for birds and bats as well as night-insect-friendly outdoor lighting are planned. The planting of new trees on the site is also part of this construction project.

The barrier-free residence extends over three full floors and a staggered floor. Future residents will have access to 95 modern care places, 80 for long-term care and 15 for short-term care, in generously designed single rooms with en-suite bathrooms. Thirty-eight of the rooms are wheelchair accessible, and some rooms are more spacious comfort rooms. Each room has its own telephone, television and internet connection. Residents are welcome to furnish the rooms themselves to maintain their privacy and create a personal retreat. To encourage a family-like, social atmosphere, the rooms are divided into six independently organised living groups, each with its own kitchen-diner, lounge area and balcony or roof terrace.

A residents' restaurant with kitchen and terrace is planned for the ground floor of the senior residence. A hotel-style reception area with an inviting foyer, a fireplace room with library, a hairdresser, a modern nursing bathroom and therapy rooms round off the range of services available to residents.

Assisted living in 20 spacious apartments

The 20 modern assisted living apartments are spread over all five floors of the building. They can be accessed via a separate entrance in the building and a lift. The spacious apartments range in size from 45 to 61 square metres and are suitable for one or two-person households. All apartments have a living room with cooking facilities, a bedroom, a private bathroom, a hallway, a storage room and a terrace or balcony.

Excellent location and accessibility

Located near the Weilburger Tal with Mosbach and Aunelquelle, the site is close to nature. The pleasantly designed outdoor area in the inner courtyard also invites all residents of the compassio senior residence in Dotzheim to exercise and socialise outdoors. In addition, there are a total of 30 car parking spaces, four of which are disabled-friendly, as well as more than 40 bicycle parking spaces available here and in the underground car park. Public transport connections are also guaranteed, ensuring optimal accessibility for residents, visitors and staff and connecting the location perfectly with the city centre. Local amenities, social and cultural facilities, churches and doctors are all within easy reach in the surrounding area and city centre.

Well thought-out standard ensures individuality and the highest construction quality

The compassio senior residence in Wiesbaden is being built in accordance with the Cureus standard for system care properties This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’ (former KfW 40 energy-efficiency standard), while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
