Cureus begins construction of the Lavendio senior residence in Braunschweig with 138 care places

• 138 care places meeting the very latest standards
• Full-time residential care, short-term/holiday and respite care, care for residents with dementia, palliative care
• Public restaurant, fireside lounge with library, laundry facilities, hairdresser, wellness baths and therapy rooms on the premises
• Completion using sustainable KfW 55 construction methods (KNN WG) by the end of 2027

Hamburg/Winsen (Aller)/Braunschweig-Nordstadt, 1 July 2026. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, is commencing construction of a new senior residence for Lavendio Seniorenresidenzen in Braunschweig’s Nordstadt district. The building is being constructed at Jütenring 7 (Am Nordpark) in 38106 Braunschweig (Lower Saxony) and forms part of the recently adopted HA 137 Jütenring (Nordstadt) development plan, situated between Nordanger, Am Nordpark and Gotenweg. Olaf Joop Projektbau GmbH is acting as the main contractor for this project. In the immediate vicinity, the Lindhorst Group – which also includes Cureus – is currently building the ‘Wohncarrée am Nordanger’, comprising around 180 residential units for student accommodation (more information in German language here…).

“With the construction of the new senior residence, the final section of the HA 137 development plan area is now being attractively developed. A total of 138 care places meeting the very latest standards will be created,” reports Holger Johannesmann, project manager for Cureus. He adds: “Preparatory earthworks are now getting underway, and we will start laying the foundation slab immediately afterwards. The new building will then rise, piece by piece. Thanks to our systematic approach to care property development, we plan to complete the residence by the end of 2027 following a short construction period, so that we can then hand it over to our experienced operating partner, Lavendio Seniorenresidenzen.”

We are planning a total of 138 modern, comfortable single rooms and a light-filled, welcoming design throughout the building, which will make the new senior residence a home where residents can feel at ease. Residents will feel completely at home in our hotel-like atmosphere, from the reception area right through to the restaurant. We will also be creating over 84 new, secure and modern jobs in the areas of care, administration, housekeeping and building services. We also place great importance on the well-being of our team and aim to foster a positive atmosphere throughout the entire facility.”

A V-shaped building will soon stand on the site, which covers just under 4,000 square metres, opening up to the north towards an inner courtyard. The entire Lavendio Braunschweig senior residence complex has been designed to be barrier-free and in accordance with the high energy-optimisation requirements of the KfW 55 KNN WG standard. Heating will be provided via the municipal district heating network. Around 50 per cent of the extensively greened flat roof areas will be covered by a solar installation to generate green electricity. Rainwater will be retained on the site and allowed to infiltrate locally. In terms of design, the building will blend in particularly well with its surroundings: in particular, the linear form, featuring a mix of sandstone-coloured clinker bricks and light-coloured render, will create an eye-catching feature.

The residence will have a gross floor area of approx. 7,680 square metres spread over four full storeys. It will welcome residents and guests with a hotel-style lobby, a lounge with a fireplace and a library. Care bathrooms, a hairdresser’s, therapy rooms and an on-site laundry facility round off the range of services on offer. The sun terrace of the restaurant – which will also be open to the local community – will provide a pleasant connection to the outdoors.

Residents can look forward to 138 bright, spacious single rooms for residential care, each with an en-suite bathroom meeting the very latest standards, including a nurse call system as well as individual telephone, internet and television connections. Some rooms will feature premium amenities. 114 rooms – equivalent to more than 80 per cent – will also be wheelchair-accessible. Residents will be able to furnish their rooms to their own taste to create a cosy atmosphere and a private retreat. The division into four residential groups, each with its own lounge, kitchen-diner and terrace or balcony, is designed to foster a homely, family-like atmosphere.

Ideal location and high-quality construction

#The senior residence is situated in Braunschweig’s Nordstadt district, which is also home to the recreational area around the Oker and Ölpersee lakes. Nordpark is within easy walking distance of the site, whilst the wider neighbourhood is characterised by new residential developments and shopping facilities. A bus stop is within walking distance, providing excellent links to the city centre – with its doctors’ surgeries, cultural and social facilities – as well as to the surrounding area.

On the grounds of the senior residence, 18 car parking spaces with infrastructure for e-mobility are to be created, one of which will be accessible for people with disabilities, as well as around 10 bicycle parking spaces. This ensures excellent accessibility for visitors and care staff.

The new senior residence has been designed and will be built in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, most of the rooms have floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’, while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators.
