Cureus begins construction of the Vitanas Senior Centre in Hoppegarten near Berlin – 137 care places to be created
- A modern building is being constructed with 137 care places for long-term, short-term and respite care
- The building will house a hairdresser, restaurant, care baths, laundry facilities, a fireplace lounge with a library and a therapy room
- The building will be constructed to KfW-KNN-WG-55 standards
- Cureus is a specialist in care property with a focus on operators and residents

- Completion and handover planned for end of 2027

Hamburg/Berlin/ Dahlwitz-Hoppegarten, 1 June 2026. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, will shortly commence construction of a Senior Citizens' Centre for its operating partner Vitanas at Hönower Weg 5 in 15366 Dahlwitz-Hoppegarten, Neu-Birkenstein district, on the eastern outskirts of Berlin. Cureus will act as the general contractor itself.
“The plans for the previously undeveloped site between the supermarket at the S-Bahn station and the childcare centre are based on the latest version of the ‘Gartenstadt Neu-Birkenstein’ development plan,” explains Helge Feuereiß, project manager at Cureus, adding: “We will construct a modern new building for inpatient care here within a short construction period, to be completed by the end 2027, which will blend harmoniously into the surrounding development. As a preparatory step, we cleared the site at the start of the year and can therefore now begin directly with the groundworks and the subsequent construction of the foundation slab, before the building then rises piece by piece from mid of July. We have secured our experienced partner Vitanas for the future care operations.”

The H-shaped Vitanas Senior Citizens’ Centre will be built on a site of approx. 6,250 square metres between Oderbruchstraße and Hönower Weg, where the main entrance will also be located. The entire complex of the Senior Citizens’ Centre will be built to be barrier-free and in accordance with the energy-optimised requirements of the KfW-KNN-WG-55 programme. Heating will be provided by a heat pump, whilst a solar panel system generates environmentally friendly electricity on the mansard roof – a classic feature of the Brandenburg region – which is designed to blend in with the surrounding buildings. The resulting attic space provides ample room for building services, allowing the building’s height to be integrated more harmoniously into the neighbouring residential estate. With its mix of various beige façade plasters, the building will create a striking visual feature.
The Senior Citizens’ Centre building will have a gross floor area of approx. 7,100 square metres spread over three full storeys. It welcomes residents and guests with a hotel-style lobby, a fireplace lounge and a library. Care bathrooms, a hairdresser, a therapy room and an in-house laundry complete the range of services for residents. The restaurant’s sun terrace creates a pleasant connection to the senior-friendly park area, featuring a circular path, shaded rest areas and regional planting of deciduous and fruit trees, which invites visitors to gather, exercise and linger outdoors.
Across the three upper floors, residents can expect 137 single rooms for inpatient care, each with an en-suite bathroom meeting the very latest standards, including a nurse call system as well as individual telephone, internet and television connections. 64 rooms will be wheelchair-accessible. Residents are free to furnish their rooms to their own taste to create a comfortable atmosphere and a private retreat. The layout, comprising five independent residential groups, each with its own lounge, kitchen-diner and terrace or balcony, ensures a homely, family-like atmosphere.
Ideal location and excellent accessibility
The Vitanas Senior Citizens’ Centre has good links to the B1 road and is situated between a local shopping centre and the local child care centre, right next to the railway station in the Neu-Birkenstein district of Dahlwitz-Hoppegarten. The residential area is predominantly made up of detached houses. In addition to direct access to the green surroundings, the nearby S-Bahn line also provides an excellent connection to Berlin, as well as Hoppegarten and Strausberg. On the grounds of the Senior Citizens’ Centre, 28 car parking spaces with infrastructure for e-mobility are being created, two of which are accessible for disabled people, as well as bicycle parking spaces. This ensures excellent accessibility for visitors, residents and care staff.
Buildings with high-quality, customized standards
The new building will be constructed in accordance with the Cureus standard for system care properties. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’ (former KfW 40 energy-efficiency standard), while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
