Hamburg/Ulm/Korbach, 9. April 2026. Cureus, an integrated property company that specialises in developing and actively managing its own inpatient care home portfolio, is now commencing construction of the Wohncarrée Korbach complex, following the demolition and clearance of the former post office building on the site. Cureus will act as the main contractor for the project. The care specialist compassio will operate the new care and assisted living facility at Poststr. 1/3 in 34497 Korbach (Hesse), west of Kassel.
Uwe Poganiatz-Heine, project manager at Cureus, explains the next steps: “Now the construction work is getting underway! On the prepared site, right in the centre of Korbach, we will now begin the groundworks and drainage work for the senior residence building. In May, we plan to move on to the structural work phase, so that people will be able to see the residence taking shape bit by bit. In the summer, work will also begin in parallel on the second building housing the assisted living flats on the site, so that, provided construction proceeds smoothly, we can expect the entire Wohncarrées Korbach to be completed by the end of 2027. We are committed to exercising the utmost care with regard to traffic and local residents, particularly concerning restrictions, noise and dust. Nevertheless, minor disruptions cannot be ruled out in a project of this size and in such a central location, for which we would like to ask for your understanding in advance. Once completed, we promise a modern residential complex that will blend harmoniously into its surroundings and, above all, provide a wonderful home for senior citizens.”
“With the go-ahead for the new buildings, we are also beginning preparations for future residential operations at Wohncarrée Korbach,” says Johannes Knake, Managing Director of the operator compassio, adding: “In parallel with the first phase of construction, we need to put together the initial team for the new site and work together to monitor construction progress and the subsequent fitting-out.” In this regard, interested parties will be able to apply to us from autumn 2026. This will enable us to open shortly after completion and promise our future residents an environment that fully meets our standards. Our focus is on creating a home where residents can feel at ease and be well looked after, offering professional, personalised care and support in both the senior residence and the assisted living apartments. Those interested in a care place or an assisted living apartment can register their interest with us from the turn of the year 2026/27.”
This new site will create around 100 new, secure and modern full-time and part-time jobs in the fields of care, administration, building services and support services.
Modern care with a comprehensive range of services at the senior residence
The compassio senior residence in the Wohncarrée Korbach is being built on the eastern half of a plot of approx. 6,500 square metres in a well-established location in the centre of Korbach and is set to cover a gross floor area of approx. 6,430 square metres. The U-shaped building opens to the south onto a green courtyard and will have a partial basement. The sustainably designed building is being constructed as an energy-optimised KfW-KNN Efficiency House 55. A photovoltaic system on the roof and a heat pump for heating and hot water production support the building’s operation in an environmentally sound manner. The flat roofs will be covered with gravel and partially greened.
The barrier-free care home spans two full storeys and a staggered storey. For future residents, 119 modern care places will be available in generously proportioned single rooms with en-suite bathrooms. 39 of the rooms are wheelchair-accessible, whilst some rooms are more spacious as ‘comfort rooms’. In addition to a nurse call system, each room has its own telephone, television and internet connection. Residents may furnish their rooms themselves to maintain privacy and create a private retreat. To foster a family-like, social atmosphere, the rooms are organised into six independent living groups, each with its own kitchen-diner, lounge area and balcony.
On the ground floor of the senior residence, a hotel-style reception area with an inviting foyer, a residents' restaurant with a kitchen and sun terrace, a lounge with a fireplace and a library, and a hairdresser’s are currently under construction. A modern care bathroom and therapy rooms complete the range of services available to residents.
Barrier-free living in the second construction phase
On the western side of the site, 31 modern, accessible assisted living flats will be built in a separate building, four of which will be suitable for wheelchair users. The plan is for an L-shaped building with two full storeys and a stepped storey. Here too, the flat roofs will be greened.
The two-bedroom flats, ranging in size from 43 to 67 square metres, are spread across a gross floor area of approx. 2,380 square metres. Each flat comprises a living room with a kitchenette, a bedroom, a shower room, a storage room and a hallway, as well as a terrace or balcony. The floors are connected by a lift, and a storage room for mobility aids is available on the ground floor. The rental terms, as well as the services included and the corresponding fees, will be announced at a later date.
Excellent location and accessibility
Situated adjacent to the green corridor surrounding the town centre and Korbach’s old ramparts, the location is central. The lively centre of the Hanseatic town, with its local shops, social and cultural facilities, as well as churches and doctors’ surgeries, is just a few minutes’ walk away. Good links to public transport are also guaranteed, ensuring excellent accessibility for residents, visitors and staff alike.
The attractively designed outdoor areas also invite all residents of the Wohncarrée Korbach to enjoy outdoor activities and socialise, whilst harmoniously connecting the two buildings on the site. In addition, there are a total of around 31 car parking spaces with pre-installation for electric vehicles, five of which are accessible for disabled users, as well as around 20 bicycle parking spaces.
Well thought out standard ensures individuality and highest building quality
The Wohncarrée Korbach is designed and will be build in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’, while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
