Cureus begins construction of the compassio senior residence in Peine – around 150 care and residential units are being built

Hamburg/Ulm/Peine, 3 August 2026. Cureus, an integrated property company that specialises in developing and actively managing its own inpatient care home portfolio, is starting construction of a new senior residence in Peine. The care specialist compassio will operate the new care and residential facility at Schützenstr. 17 and Kleine Schützenstr. 2 in 31224 Peine (Lower Saxony), which is situated between Hanover and Braunschweig. MBN GmbH is acting as the general contractor on this project.
Uwe Poganiatz-Heine, project manager at Cureus, introduces the project: “Even the demolition of the old post office on this site, right in the heart of Peine, has already sparked great interest amongst local residents. Now they can witness something new taking shape here. Once the groundwork has been completed, we will begin the civil engineering work for the new care home, which will comprise 124 single rooms for residential care and 24 supported living flats. Very soon, people will be able to see the building rising floor by floor. Thanks to our tried-and-tested systematic approach, completion is expected as early as at the beginning of 2028. We are committed to exercising the utmost care with regard to local traffic and neighbouring residents when it comes to restrictions, noise and dirt. Nevertheless, minor disruptions cannot be ruled out with a project of this scale and in such a central location, and we would like to ask for your understanding in this regard from the outset. Ultimately, however, the result will be, above all, a valuable home for older people in Peine.”

This new site will create around 100 new, crisis-proof and modern full-time and part-time jobs in the fields of care, administration, building services and other support services.
Modern care with a comprehensive range of services at the senior residence
The compassio Peine senior residence is being built in an L-shaped design on a plot of approx. 4,625 square metres in a well-established location in the centre of Peine and is set to cover a gross floor area of approx. 8,800 square metres. The sustainably designed building is being constructed as an energy-optimised KfW Efficiency House in accordance with the KNN-WG55 programme. A rooftop photovoltaic system and a district heating connection will support the building’s operations in an environmentally sound manner. The flat roof areas will be extensively greened. Furthermore, the planned green spaces on the retirement home’s grounds will be connected to the existing surrounding green infrastructure to enhance the local landscape. Parts of the outdoor facilities will then be made available as public green spaces, in consultation with the town.
The barrier-free senior residence extends over five full storeys. Future residents will have access to 124 modern care places in spacious single rooms with en-suite bathrooms on the four upper storeys. Thirty of the rooms are wheelchair-accessible; some rooms are more spacious ‘comfort’ rooms; and there are tandem rooms with separate bedrooms designed for couples. In addition to a nurse call system, each room has its own telephone, television and internet connection. Residents are free to furnish their rooms as they wish to maintain their privacy and create a personal retreat. To foster a friendly, social atmosphere, the rooms are organised into four independent living groups, each with its own kitchen-diner, lounge area and balcony.
On the ground floor of the senior residence, plans include a hotel-style reception in the inviting foyer, a residents’ restaurant with a kitchen and sun terrace, and a hairdresser’s. The facilities will also include care bathrooms, a fireplace room with a library, a laundry room for residents’ laundry, and a farewell room.
Assisted living in the second phase of construction
In the northern wing of the building, the 24 barrier-free assisted living flats are spread across the ground floor and floors one to three. Three of the flats are additionally designed for wheelchair users, whilst one flat serves as a training flat. Access to the flats is separate from Schützenstraße 2 and is available via a lift and a staircase.
The one- to three-room flats range in size from 28 to 70 square metres. Each comprises a living room and bedrooms, a bathroom with shower, a kitchen, a hallway, storage space and, in some cases, a loggia. Rent prices, service packages and flat-rate charges will be announced at a later date.
Ideal location and accessibility
Situated right in the town centre, the location is central. The railway station, the town park, local shops, social and cultural facilities, as well as churches and doctors’ surgeries, are all just a few minutes’ walk away. Connections to public transport are well provided for, ensuring excellent accessibility for residents, visitors and staff alike.
The welcoming outdoor areas, designed with the needs of older people in mind, also invite all residents of the Peine senior residence to use them as a meeting place and a spot for exercise and relaxing outdoors. In future, the grounds will feature a circular walkway, a small edible garden, a wildflower meadow, shaded rest areas and regional planting comprising deciduous trees and fruit trees. In addition, there are a total of 20 car parking spaces in front of the building, equipped for electric vehicles – three of which are accessible for people with disabilities – as well as bicycle parking spaces.
Well thought out standard ensures individuality and highest building quality
The senior residence was designed and built in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment.
