Cureus builds compassio senior residence in Niederkassel with 112 care places
- A modern new-build facility with 96 single rooms for long-term residential care and 16 single rooms for short-term care

Hamburg/Ulm/Niederkassel-Rheidt, 9 July 2026. Cureus, an integrated property company that specialises in developing and actively managing its own inpatient care home portfolio, began construction in July on a new senior residence in Niederkassel-Rheidt, north of Bonn. The care specialist compassio will operate the new care facility on Marktstraße in 53859 Niederkassel (North Rhine-Westphalia). Cureus is acting as the main contractor for this project.
Antonia Bonz, project manager at Cureus, presents the project: “The development is being built in accordance with the specifications of Local Development Plan No. 158 Rh ‘Obstgarten’ in the building area newly designated in 2022. We recently began the earthworks, followed by the civil engineering work for the basement of the new care home, which will feature 112 single rooms, meaning that from late summer onwards, the building will be visible as it rises floor by floor. Thanks to our tried-and-tested system approach, completion is expected as early as the beginning of 2028. We are committed to exercising the utmost care with regard to road traffic and local residents in terms of restrictions, noise and dirt. Nevertheless, minor disruptions cannot always be ruled out, and we would like to ask for your understanding in this regard. Ultimately, however, the result will be, above all, an architecturally appealing and high-quality home for older people in Niederkassel.”
“With the go-ahead for the new building, we are also beginning preparations for future operations at the Niederkassel senior residence,” says Johannes Knake, managing director of the operator compassio, adding: “This will be our third site in the city, alongside the residences in Niederkassel-Mondorf and -Lülsdorf. In parallel with the first phase of construction, we also need to put together the initial team for the new Rheidt site and work together to monitor the progress of the build and the subsequent fitting-out. As such, interested candidates will be able to apply to us from mid-2027. This will enable us to open shortly after completion and promise our future residents an environment that fully meets our standards. Our focus is on creating a home where residents can feel at ease and be well looked after, offering professional, personalised support and care. Those interested in a care place can also register their interest with us from mid-2027.”
At this new site, which will be given a name befitting its surroundings in due course, around 100 new, crisis-proof and modern full-time and part-time jobs will be created in the fields of care, administration, building services and support services.
Modern care with a comprehensive range of services at the senior residence
The compassio senior residence in Niederkassel-Rheidt is being built on a plot of land measuring approx. 4,000 square metres in the eastern part of the district and is set to cover a gross floor area of approx. 6,600 square metres. The sustainably designed building is being constructed as an energy-optimised KfW Efficiency House in accordance with the KNN-WG55 programme. A photovoltaic system on the flat roof and a heat pump support the building’s operations in an environmentally sound manner. The roof surfaces will be extensively greened, which will aid rainwater retention. In addition, around 20 new deciduous trees, as well as further native shrubs and woody plants, will be planted on the site. The façade is planned in light beige tones, with sandstone-coloured clinker bricks laid all the way round the ground floor. All windows will have dark frames and be floor-to-ceiling.
The barrier-free senior residence has a partial basement and also comprises three full storeys and a staggered storey. Future residents will have access to 96 modern, full-time long-term care places and 16 short-term care places in spacious single rooms with en-suite bathrooms on the ground floor and across the three upper storeys. 71 of the rooms are wheelchair-accessible. In addition to a nurse call system, each room has its own telephone, television and internet connection. Residents are free to furnish their rooms as they wish to maintain their privacy and create a personal retreat. To foster a friendly, social atmosphere, the rooms are organised into four independently managed residential groups, each with its own kitchen-diner, lounge area and balcony.
The senior residence will feature a hotel-style reception in the inviting foyer, a residents’ restaurant with a kitchen and sun terrace, a lounge with a fireplace and library, and a hairdresser. The facilities will also include a care bathroom, event and therapy rooms, and a laundry for residents’ washing.
Excellent location and accessibility
Conveniently situated, the location is ideal for a senior residence. Public transport is also just a few minutes’ walk away, ensuring excellent accessibility for residents, visitors and staff. The senior residence in Niederkassel-Rheidt is situated in an idyllic rural setting, right next to a residential area of detached houses and close to local shops. Other service providers, churches, doctors and social services are nearby. The banks of the Rhine, with the Rheidter Werth as a local recreational area and the river Laach, are ideal for walks, as are the residence’s pleasant outdoor areas, which are designed with the needs of older residents in mind. They serve equally as a meeting place and a spot for exercise and relaxing outdoors. In future, the gardens will feature a circular walkway, a small orchard, a flower meadow, decorative spring stones, shaded rest areas and regional planting comprising deciduous trees and fruit trees. In addition, there are a total of 23 car parking spaces in front of the building, equipped for electric vehicles – one of which is accessible for people with disabilities – as well as over 20 bicycle parking spaces.

The senior residence in Niederkassel-Rheidt is designed and will be build in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach.
