Cureus completes 131 care places and 46 assisted living flats at the Lavendio Seniorenresidenz Wolfenbüttel

Hamburg/Winsen (Aller)/Wolfenbüttel, 5 February 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, recently completed the Wolfenbüttel senior residence at Adersheimer Str. 9 in 38304 Wolfenbüttel (Lower Saxony) and handed it over to the care specialist Lavendio Seniorenresidenzen, which was acquired as an operating partner. The general contractor for the construction work was Olaf Joop Projektbau GmbH.

Modern senior residence with restaurant, fireside lounge with library, laundry, hair salon, therapy room, wellness bath, and doctor’s practice
The main building, which opens up to the inner courtyard in a U-shape, was built in a barrier-free design with four full storeys along Adersheimer Strasse and has a partial basement. It comprises around 7,050 square metres of gross floor area (GFA) and is built using sustainable KfW 40 construction methods; the flat roofs are partially greened. Heating is provided by a combined heat and power unit (CHP), which also generates electricity for the retirement home. The straight-lined, modern façade is an architectural eye-catcher that blends harmoniously into the surrounding buildings with its shape and colour scheme.
On the ground floor of the Wolfenbüttel senior residence, there is a hotel-style lobby with reception, a restaurant with sun terrace, a fireside lounge with library, a hairdressing salon, a wellness bath and a doctor's practice. The property also has its own laundry for residents' laundry. The senior residence is divided into four residential groups, one on the ground floor and one on each of the other upper floors. The residential group concept is designed to ensure a homely, family-like atmosphere. To this end, each residential group has an attractively designed communal room as the centre of the residential group with a kitchen and dining area as well as a terrace or balcony, which will strengthen social contacts between the residents.
Each of the 131 single rooms is planned and built to modern standards and has its own bathroom and a telephone, television and internet connection. Residents can bring their own furniture and accessories if they wish. 63 of the rooms are also wheelchair-accessible and there are also tandem rooms on the ground floor, which are connected by a connecting door and can be occupied by couples. On the first floor, roof terraces invite residents to linger outdoors. The park-like outdoor areas are also available to all residents of the complex and day care guests for exercise, relaxation and socialising. They connect the residence building with the residential building in the southern part of the site.
Versatile residential offer with extensive services in 46 apartments
In addition to the residence building, a further flat block has been built with a total of 46 barrier-free flats and a gross floor area of around 3,740 square metres on four floors and a staggered storey. On the ground floor, the building houses the day care centre for 20 guests, accessible via a separate entrance, with living and recreation rooms including a kitchen, relaxation rooms, cloakroom and sanitary facilities. The 46 flats, some of which are wheelchair-accessible, are spread across all floors. With sizes ranging from 41 to 71 square metres, all residential units are generously proportioned and have 1.5 to two rooms for living, sleeping and cooking as well as a bathroom, a hallway and storage space and always a balcony, terrace or roof terrace. In future, flat tenants at the Wolfenbüttel senior citizens' residence will be able to book a laundry and cleaning service, caretaker services or lunch, for example, in addition to many other services. Optimal location and modern building standards
The new senior residence is located around 15 minutes' walk west of Wolfenbüttel's picturesque old town with around 1,000 half-timbered houses and the historic castle. Seeliger Park on the River Oker, the city moat and other local recreational and shopping facilities are also in the immediate vicinity. Thanks to the good local transport links, not only are cultural and social facilities within easy reach, but the residence is also easily accessible for residents, visitors and staff. As part of the project, Cureus has created a total of 60 car parking spaces, some of which are disabled-friendly and some of which are public, as well as thirty bicycle parking spaces.
The new senior residence in Wolfenbüttel has been designed and built in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, most of the rooms have floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment.
