Cureus completes 90 modern care places with compassio senior residence in Marienheide

Hamburg/Ulm/Marienheide, 16 January 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, has completed the Marienheide senior residence at Müllenbacher Strasse 4 in 51709 Marienheide (North Rhine-Westphalia) and handed it over to the care specialist compassio Lebensräume & Pflege, which has been acquired as an operating partner. The project was completed by general contractor Olaf Joop Projektbau from Faßberg.

About the Marienheide senior residence with a wide range of services

The new senior residence in Marienheide was built as a building with a partial basement, two full storeys and a staggered storey in sustainable KfW Efficiency House 40 construction in accordance with the Cureus system approach. Heating is provided in an ecologically sound manner by a combined heat and power unit (CHP), which also generates electricity for the senior residence. The living and usable area of the senior citizens residence is around 5,400 square metres.

Each of the 80 single rooms, 20 of which are wheelchair accessible, was built to modern standards and has its own bathroom as well as telephone, internet and television connections and a nurse call. The care rooms are divided into four residential groups. The ground floor of the residence houses the hotel-style lobby with reception, the residents' restaurant with its own kitchen, therapy rooms and two residential groups with direct access to the garden. The full floor above houses two further residential groups, a smokers' lounge, the care and wellness bathroom and a hairdressing salon for the residents. Each residential group also has a spacious eat-in kitchen and lounge areas with a balcony or terrace to provide residents with space for socialising in small groups. The in-house laundry for the residents' laundry is located in the basement.

The top floor provides space for the ten service flats for outpatient intensive care. The spacious flats are around 50 square metres in size and are all wheelchair-accessible. They each have sufficient space for living and sleeping, for guest accommodation, for cooking facilities as well as their own bathroom and telephone, internet and television connections.

Optimal location and accessibility

The compassio senior residence in Marienheide is centrally located in the Rodt district. In addition to direct access to the surrounding green countryside, shopping facilities are just a few minutes' walk away. The idyllic town centre of Marienheide with its spa gardens, café, church, doctors, shops, cultural and social facilities is also easy to reach by bus. This also connects Marienheide perfectly with the towns and communities in the surrounding area. Sufficient bicycle and 14 car parking spaces have been created on the grounds of the residence. This ensures good accessibility for visitors, residents and care staff. The outdoor facilities are also available to all residents to encourage exercise, linger and socialise.

The compassio senior residence in Marienheide was built in accordance with the Cureus standard for system care properties. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’ (former KfW 40 energy-efficiency standard), while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators.
