Cureus completes Belia senior residence in Rheinhausen in Duisburg with 117 care and assisted living units
- 90 care places for full-time, short-term and respite care, including dementia shared accommodation and 27 serviced apartments
- Hairdresser, laundry, fireplace lounge with library, therapy rooms and care bathroom in the building
- Completion in accordance with the latest standards and KfW 40 requirements, DGNB Silver certificate sought

Hamburg/Winsen (Aller)/Duisburg, 12 September 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, has completed the entire complex of the Rheinhausen senior residence at the corner of Moerser Straße 99 and Kreuzacker 2a/b in 47228 Duisburg-Rheinhausen (North Rhine-Westphalia). After the assisted living apartments in two buildings were handed over to the operating partner, care specialist Belia Seniorenresidenzen, ahead of schedule in July 2025, the main building of the residence location has now also been handed over on schedule for the start of operations, along with an additional extension of ten inpatient places. Cureus itself acted as the general contractor for this project.

He adds: ‘The occupancy rates are already very good, and full inpatient care and short-term care will also start operating shortly, gradually increasing occupancy. Modern senior residence with restaurant, hairdresser, laundry, fireside lounge with library, therapy rooms and care bath
In two construction phases, the U-shaped main building of the residence was built on the approx. 7,000 square metre site in the northern part of the property, along with an apartment building for assisted living, and a city villa with serviced apartments in the southern part of the site. The entire Belia Seniorenresidenz Rheinhausen complex was built to be barrier-free and in accordance with the extremely energy-efficient KfW 40 standard. In addition, the German Sustainable Building Council (DGNB) is aiming for silver certification. A combined heat and power plant (CHP) heats the residential complex and produces electricity at the same time. The flat roofs of the residential buildings are equipped with PV systems. The buildings have also been designed to blend in with their surroundings: the linear exterior design with light-coloured plaster and clinker bricks on the ground floor is particularly eye-catching.
The senior residence building has a gross floor area (GFA) of approx. 4,880 square metres. It has a partial basement and extends from the ground floor over two upper floors and a penthouse floor. The residence welcomes residents and guests with a hotel-style lobby, a fireplace lounge with library, and a range of amenities including a hairdresser, therapy rooms, a nursing bath and an in-house laundry. The terrace creates a pleasant connection to the park-like outdoor facilities, which link all three buildings together.
Residents can expect 90 single rooms with en-suite bathrooms to the latest standards on the upper floors. All rooms in the residence are wheelchair accessible and have a nurse call system as well as telephone, internet and TV connections. Residents can furnish the rooms individually to create a comfortable atmosphere and a private retreat. The residence is divided into six residential groups, each with its own lounge with kitchen and balcony, to create a homely, family atmosphere for the residents. The residential group on the top floor has 13 places and is specially designed to meet the needs and daily routine of dementia patients.
Modern assisted living and day care complement the services on offer at the site
Parallel to the main building of the residence, an apartment building with 16 modern assisted living flats and a city villa with a further eleven assisted living flats were constructed. Both buildings also have three storeys plus a penthouse floor.
The assisted living flats range in size from 55 to 80 square metres. They are suitable for one or two people and all have a living room with cooking facilities, a bedroom, a bathroom, a hallway and a storage room, as well as a (roof) terrace or balcony. Telephone, internet and television connections are available in every apartment. Information on the last available apartments is available from the senior residence.
Ideal location and high-quality construction
The Belia Seniorenresidenz Rheinhausen is located next to a spacious residential area and directly adjacent to the extensive, green Duisburg-Rheinhausen public park with walking paths, seating areas and a small animal enclosure. There are a variety of shopping facilities as well as the Johanniter Hospital, doctors, social and leisure facilities in the immediate vicinity. The location is easily accessible by public transport via the nearby bus stop with connections to the surrounding train stations. This makes the residence very easy to reach for residents, visitors and staff. There are 46 car parking spaces on the premises, five of which are disabled-friendly, as well as additional bicycle parking spaces.
The new residence has been designed and built in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’, while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators.
