Cureus completes Verl senior residence and hands over 114 care and assisted living units to compassio

Hamburg/Ulm/Verl, 4 March 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, has completed the Verl senior residence at Königsberger Str. 33/35 in 33415 Verl-Sürenheide (North Rhine-Westphalia) and handed it over to the care specialist compassio Lebensräume & Pflege, which was acquired as an operating partner. The general contractor for the construction work was Olaf Joop Projektbau GmbH from Faßberg.

Combined location focusses on sustainability

The compassio senior residence in Verl was built within around 16 months in two parallel construction phases on the approx. 9,500 square metre site in the Sürenheide district between Königsberger Str. and Alter Ölbach. The residence and main building was realised in the eastern part of the site, while the other building with the day care and assisted living flats was constructed in the western part. Both buildings have three full storeys and a staggered storey. They are built as energy-optimised KfW Efficiency Houses 40 and are each heated in an ecologically sustainable manner using their own combined heat and power plant (CHP), which also generates electricity. Some of the flat roofs of the buildings have been extensively greened and gravelled, which serves to retain rainwater and improve the microclimate at the same time.

State-of-the-art care with a comprehensive range of services in the senior residence

The barrier-free residence has a partial basement and a gross floor area (GFA) of around 5,100 square metres over three full storeys and a staggered storey. There are 80 modern care places available for future residents in generously designed single rooms with their own bathroom, nurse call, telephone, television and internet connection. All rooms are wheelchair accessible. It is possible to furnish the rooms yourself to ensure privacy and as a private retreat. The rooms have been divided into six independently organised residential groups with their own kitchen and lounge area as well as a balcony or terrace to create a familiar, social atmosphere.

The retirement home has a residents' restaurant with kitchen and terrace, which is available to the community as a venue for events. A hotel-style reception with an inviting foyer, a fireside lounge with a library, a hairdresser, a smokers' lounge, a modern care bathroom and the in-house laundry round off the services on offer to residents.

Attractive flats and contemporary day care facilities

The ground floor of the apartment building, which has a total gross floor area of around 1,700 square metres, houses the day care facility for 18 people.It comprises a large communal room with kitchen and fireplace corner as well as a care bathroom, a therapy and gymnastics room, two quiet rooms, a cloakroom and sanitary facilities.The 16 modern and generously proportioned assisted living flats are spread over all four floors of the building.The two-room flats are between 51 and 58 square metres in size and each have a living room with cooking facilities, a separate bedroom, a private bathroom, a hallway and a storage room as well as telephone, television and internet connections.Each flat also has a balcony, terrace or roof terrace. The building naturally has a lift.

Pleasant outdoor facilities and optimal location and accessibility

The park-like outdoor areas with circular paths are designed to be friendly and spacious. They are designed to invite all residents of the residence and the assisted living flats as well as the guests of the day care centre to exercise, meet and linger outdoors and cleverly connect the two buildings.

With its natural location directly on the Alte Ölbach stream and close to Lake Verl, the residence is wonderfully embedded.Local amenities, social and cultural facilities, churches and doctors are all within easy reach.Public transport connections are also guaranteed, linking Verl-Sürenheide with nearby Gütersloh and other neighbouring communities.41 car parking spaces on the site, six of which are accessible for the disabled, and over 40 bicycle parking spaces also ensure optimum accessibility for residents, visitors and employees.

Well thought-out standard ensures individuality and the highest construction quality

The compassio senior residence in Verl was built in accordance with the Cureus standard for system care properties. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment.
