Cureus completes compassio senoir residence in Osterholz-Scharmbeck with 189 care and residential units

Hamburg/Ulm/Osterholz-Scharmbeck, 9. March 2026. Cureus, an integrated property company that specialises in developing and actively managing its own inpatient care home portfolio, has completed the Osterholz-Scharmbeck senior residence at Bergkamp 9/11 in 27711 Osterholz-Scharmbeck (Lower Saxony) and handed it over to its operating partner compassio. The first residents will be welcomed to the new location at the beginning of March 2026. Cureus acted as the general contractor for this project.

Combined location focuses on sustainability and a wide range of services
The compassio senoir residence in Osterholz-Scharmbeck was built in two parallel construction phases on a plot of land measuring approx.12,270 square metres between the B74 federal highway and a quiet residential area along Am Hohenberg street. The two-part building complex was constructed as a three-storey building with an additional staggered storey, thus complying with the specifications of the development plan drawn up for the area in summer 2021. Approx. 9,730 square metres of barrier-free living and usable space were built in accordance with the energy-conscious KfW-40NH standard, which also meets the criteria for DGNB Silver certification and thus achieves the seal of quality for high sustainability. The flat roofs of the building were covered with natural vegetation. The façades are linear and modern in design and, in accordance with the development plan, partially clad in red brick. With their predominantly light colour scheme, the buildings blend in perfectly with the surrounding buildings. For sound insulation, a protective wall was erected along the B74 on the western boundary of the property. The windows facing the street were fitted with enhanced sound insulation.
Modern senior residence with comprehensive range of services
The U-shaped main building of the residence was constructed in the northern part of the property, offering around 7,250 square metres of living and usable space on three full floors and a penthouse floor. In addition to a hotel-like reception area with a welcoming lobby, it also features a fireplace lounge with a library, a hairdresser, a nursing bath and a residents' restaurant with a sun terrace. These facilities can also be used by tenants of the serviced apartments. Of the 143 modern, barrier-free single rooms, 47 are wheelchair accessible. Each room has its own bathroom and, in addition to a nurse call system, also has telephone, internet and TV connections. Residents are allowed to furnish their own rooms to maintain their privacy and as a place of retreat. The residence is divided into seven residential groups, which enable a homely, family-like atmosphere. Each residential group has a private, family-style common room with a kitchen and dining area as a communication centre that promotes social contact among the residents.
Assisted living and day care in the southern part of the property
South of the main building, a three-storey, L-shaped building with an additional penthouse floor was constructed, providing 28 assisted living apartments with a total of around 2,300 square metres of living and usable space. The ground floor houses a day care centre for people with physical disabilities and dementia. It has 18 places and is available to tenants of the assisted living apartments above as well as external day guests on a daily basis from Monday to Friday. A spacious group room with kitchen, a therapy room, relaxation rooms with comfortable reclining chairs, sanitary facilities, a nursing bathroom and a terrace ensure a pleasant stay.
The upper floors house 28 modern assisted living apartments for singles and couples, ranging in size from 42 to 67 square metres. The two-room apartments are barrier-free and some are wheelchair-accessible. They include a private bathroom, a bedroom and living and cooking areas, as well as a hallway and storage space. All flats have a balcony or a roof terrace. A club room and storage rooms for wheelchairs and walkers are also located in this building. Rents start at €665.00 per month plus individual service charges and ancillary costs.
Ideal location and optimal accessibility
The location of the new senior residence is ideal: the town centre of Osterholz-Scharmbeck, with its town park, doctors, shopping facilities and cultural and social amenities, is easily accessible via the nearest bus stop. The compassio senior residence grounds will feature 35 bicycle parking spaces and 61 car parking spaces. Nine parking spaces have been designed to be accessible for disabled people. This ensures excellent accessibility for residents, visitors and staff. The park-style outdoor facilities are available to all residents of the residence for activities, relaxation and socialising. A green meeting place with seating and a high quality of stay is being created by Cureus for the community directly in front of the main building and is set to become a popular meeting place.

The compassio Seniorenresidenz Osterholz-Scharmbeck was designed and built in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’, while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators.
