Cureus completes the ‘Duhner Spitze’ project in Cuxhaven – senior care and 68 owner-occupied flats in a prime location have been created

• Final construction phases with 68 residential units in four buildings completed

Hamburg/Ulm/Cuxhaven-Duhnen, 4 November 2024. Cureus, a leading project developer and portfolio holder, primarily of care properties, has now completed the ‘Duhner Spitze’ senior care and residential complex in Cuxhaven.

Cureus completed a modern compassio senior residence and the final construction phases with 68 residential units in four other buildings on part of the site, which covers around 15,500 square metres between Häfchenweg 3 and Wehrbergsweg 63 in 27476 Cuxhaven-Duhnen (Lower Saxony), in summer 2024. On the remaining part of the site, another project developer has built the ‘Zuhause in Duhnen’ holiday and permanent residence complex in parallel.

Duhner Spitze – care for the elderly and owner-occupied apartments

Within 18 months, Cureus, as developer and property owner, built the modern compassio senior residence Duhner Spitze with 110 care places, residents' restaurant with sea view, fireside lounge with library, care bathrooms and therapy room. Furthermore, the four buildings with the 68 low-barrier condominiums have now also been completed, seven of which are wheelchair-accessible. One of the residential buildings was constructed to KfW Efficiency House 40 standards and is also aiming for DGNB Silver certification. The three other residential buildings were built to KfW's Efficiency House 55 standard. In addition to a shared underground car park in the basement, each of the buildings has three upper floors.

Modern condominiums from 42 square metres in size on sale

The modern and generously proportioned two- and three-bedroom flats are between 42 and 100 square metres in size. They include living rooms and bedrooms, kitchen, bathroom, storage facilities and terrace or balcony. The larger flats are also equipped with an additional bedroom and some also have their own sauna on request. Light colours and lots of glass dominate the exterior design of all the buildings. With its linear and modern facades, the complex is an architectural eye-catcher.

The outdoor areas of the Duhner Spitze senior residence and the four other residential buildings were designed as a park and laid out in conjunction with the neighbouring ‘Zuhause in Duhnen’ holiday and permanent residence complex. It is planned to give the public access to the play, rest and relaxation areas to ensure that the new residential area is actively integrated into the neighbourhood.

Cureus assumes responsibility for the design of the promenade and maintenance of the Wehrbergskuhle

As agreed, Cureus is also involved in the design and upgrading of the public space surrounding the newly developed residential area. In 2025, the promenade along Wehrbergsweg and Dünenweg will also be renovated and designed as a traffic-calmed area, meaning that through traffic will be excluded in future. Access for residents, emergency services, dyke defences and the dune railway will also be guaranteed in the future, and the design and furniture will fit in with the overall appearance of the spa area in consultation with the city administration.

Cureus has also undertaken to prepare and maintain the Wehrbergskuhle, a wooded area adjacent to the construction site. As a first step, a Cuxhaven horticultural company has already been commissioned to create traffic safety and a barrier-free access route for the public and to regularly maintain the paths and prune trees and shrubs as required. This means that the general public will continue to have access to an attractive local recreation area for leisure activities.

Ideal location for residential and care facilities

Cuxhaven is one of the oldest North Sea spas and is well-known and popular as a holiday resort. The tourist district of Duhnen is located directly on the Wadden Sea, with grocery stores, restaurants and shopping facilities as well as doctors, cultural and social facilities and the adventure pool all within easy reach. Duhnen also offers direct access to the sandy beach and the Wadden Sea, which particularly characterises the Duhner Spitze location. Numerous car and bicycle parking spaces on the site ensure good accessibility for the residents, visitors and care staff of the senior residence.
