Hamburg, 7 July 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, continued to deliver new and urgently needed care capacity in Germany in the second quarter of 2025. Between April and June 2025, 88 care places were completed and the construction of a total of 325 new care places began. All locations are managed together with different operator partners.
‘The market for care properties is caught between demographic pressure, uncertain financing conditions and ambitious climate targets,’ says Christian Möhrke, CEO of Cureus, summarising his current impression and explains: ‘Despite high demand for care places and the new government construction initiative, a patchwork of strict regulations and funding gaps will probably continue to slow down the urgently needed new construction for quite some time. Investors and operators can only make their contribution to the necessary care offensive with standardised nationwide framework conditions and targeted property funding. It goes without saying that all of this should be reliably organised for the long term. Until this ideal situation occurs, only a small number of specialised companies will be able to realise properties in this specific asset class. Cureus is making its contribution here and, with over 1,550 care and serviced residential units currently under construction, is a reliable pillar in the market.‘
Sale of two locations to Patrizia completed
The transaction of a portfolio of two locations with a PATRIZIA fund company, which was announced at the end of 2024, was successfully completed in May 2025. This transaction involved the locations in Seevetal-Fleestedt (Lower Saxony) near Hamburg and Cottbus (Brandenburg), which are leased to care specialist compassio Lebensräume & Pflege on a long-term basis. Single sales continued
At the beginning of June 2025, the Carestone Group took over the Burhave care centre in Butjadingen, Lower Saxony. The single sale of the 87 flats to private investors is scheduled to start in the second half of 2025, when the sales conditions will also be announced. In the second quarter, Pecuria took over the care and service residential property in Osterholz-Scharmbeck (Lower Saxony), which is still under construction, from Cureus and started individual sales to private investors. A compassio senior residence with 143 inpatient care places and 28 assisted living flats as well as a day care centre with 18 places are expected to be built here by around February 2026. Property acquisition and property sales are continued
Cureus continues to selectively sell sites from its portfolio to various market participants if opportunities arise in order to free up additional liquidity for the realisation of further projects.
In addition, the company continues to be active in acquiring land for new projects. The focus here is particularly on North Rhine-Westphalia; Hesse, Lower Saxony, Schleswig-Holstein and Berlin also remain interesting. About the locations started and completed in the second quarter of 2025
In the second quarter of 2025, Cureus continued to build additional care capacity, including 325 new inpatient care places at three locations. A further 88 inpatient care places were completed at another location.
The senior residence in Lippstadt-Lipperode (North Rhine-Westphalia) was completed on schedule at the end of May 2025 and handed over to the operator Curavie. In just 16 months of construction, 88 modern places for full inpatient and short-term care were created in KfW 40NH construction. Since mid-June 2025, work has also been underway in Oberhausen-Sterkrade (North Rhine-Westphalia) on a new location for an operator from the Pflegemotive Group. 86 care places for full, short-term and respite care are being created. The building also includes a restaurant with a fresh kitchen, a hairdresser, a laundry, a fireside lounge with a library, therapy rooms and a nursing bath. The building will be constructed in accordance with the state quality seal for sustainable buildings (QNG Plus) in KfW Efficiency House 40 construction and a DGNB silver certificate is planned. Work on the Vitanas Senioren Centrum Am Redder in Büchen (Schleswig-Holstein) with 121 care places for full, short-term and respite care began in June 2025. In June 2025, work also began on the construction of a new senior residence in Gladbeck-Brauck (North Rhine-Westphalia). This is also intended for an operator from the Pflegemotive Group. It will comprise 118 care places for full, short-term and respite care, 19 of which will be for solitary short-term care. The residence will also offer a range of services including a restaurant with fresh food, hairdresser, care bath, laundry, fireside lounge with library and therapy room for residents. The second quarter of 2025 was again celebrated in perfect weather: In April 2025, the topping-out wreath hovered over the future Belia Seniorenresidenz Dortmund-Bodelschwingh (North Rhine-Westphalia), 106 inpatient care places will be created. In May 2025, a construction site party was organised with the operating partner emida for the future ‘Marien Residenz’ in Minden (North Rhine-Westphalia). 93 care places, 19 assisted living units and a kindergarten with 20 places are being built. The foundation stone was also laid for the compassio care and residential centre in Halberstadt (Saxony-Anhalt). Two modern buildings with 140 single rooms for full inpatient care and short-term care as well as 24 assisted living flats are under construction. In Merseburg (Saxony-Anhalt), the topping-out ceremony for a new compassio senior residence with 137 care places was celebrated in June 2025.
Planning and construction in accordance with the Cureus system approach
All Cureus new-build properties are designed and built in accordance with the Cureus standard for system care homes. This specifies uniform, high quality standards and is oriented, among other things, towards the requirements of care home operators, residents and caregivers. This systematic approach enables Cureus to optimise both structural processes and the properties themselves from the inside to the outside. This relates, for example, to the dimensions and arrangement of every room in order to maximise to space and walkways. Cureus care homes are also designed and equipped for maximum utility. Interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows and attractive views of the surrounding area, while the modern bathrooms and window fronts always follow the same standardised system approach. The architecture and facade of each residence incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus 40 Standard’ of the KfW and target the DGNB silver certificate. Bulk procurement of floor coverings and elevator systems, for example, achieves significant cost synergies. Long-term maintenance contracts that cover several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
