Cureus hands over the Marien Residenz to the operator emida
- 93 care places for full-time, short-term and respite care, 19 assisted living apartments

Hamburg/Rheinbach/Minden, 2 March 2026. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, has completed the Marien Residenz at Marienwall 24 in 32423 Minden (North Rhine-Westphalia) as planned and handed it over to its operating partner emida Marien Residenz GmbH. Olaf Joop Projektbau GmbH from Faßberg acted as the general contractor. The first residents will soon be welcomed to the new location, with the official opening taking place on Friday, 6 March 2026, followed by an open house on Saturday, 7 March 2026.

It would also be desirable for the residence and Kindergarten to have the five planned short-term parking spaces in Goebenstraße implemented soon, as envisaged by the city.‘

Marien Residenz – modern inpatient residence with comprehensive range of services
A modern new building with four full storeys and a staggered storey was constructed on the approx. 3,750 square metre plot in a central location. The U-shaped building was constructed in accordance with the extremely energy-efficient KfW-40EE standard. Heat is supplied via the local district heating network. The flat roof of the residence is partially covered with gravel, which serves to retain rainwater. In terms of design, the new residence in Minden blends in perfectly with the surrounding buildings, particularly thanks to its linear and bright exterior design, making it a real eye-catcher. The completely barrier-free building has a total gross floor area of around 8,170 square metres.
The Marien Residence welcomes residents and visitors with a hotel-style lobby, a lounge with a fireplace room and a range of services such as hairdressing, pedicure and manicure. The restaurant ‘café FRÄULEIN müller’ with its fresh cuisine will also be open to the public in future. When it comes to nutrition, emida attaches great importance to a varied menu. Only fresh ingredients and seasonal fruit and vegetables are used. The menus also include a vegetarian dish every day. The restaurant's terrace creates a pleasant connection to the residence's attractively designed outdoor facilities.
The 93 inpatient care places are located on the four upper floors. Each floor of the residence is divided into two living areas, each with its own lounge and kitchen-diner. These smaller groups create a homely, family atmosphere for the residents. Residents can expect exclusively single rooms with en-suite bathrooms that meet the latest standards for full inpatient and short-term care. 77 rooms are fully wheelchair accessible. The rooms can be individually furnished by the residents to create a feel-good atmosphere and a private retreat.
Assisted living and a kindergarten round off the offering
19 spacious and modern assisted living apartments have also been created on floors two to five. They are accessible via a separate entrance on the ground floor and are located in the south-western wing of the Marien Residenz. The apartments are suitable for one to two people and have living spaces ranging from 43 to 57 square metres. All rental units have a living room with kitchen, some with a balcony, a separate bedroom, bathroom, storage room and hallway.
The kindergarten is located in the eastern part of the ground floor and also has a separate entrance. Here, a gross floor area of around 210 square metres provides space for 20 children. In addition to group rooms, sanitary facilities and administrative offices, the kindergarten also has a spacious terrace and an outdoor area in the residence's garden. This is a particularly good place for children and senior citizens to meet. The kindergarten is run by the DRK Kreisverband Minden e.V. (German Red Cross district association).
Central location and high-quality construction
The Marien Residenz in Minden is ideally located in the lively city centre. The urban green belt, the botanical garden and the banks of the River Weser are nearby and perfect for walks. Shops, doctors, cafés, churches and social facilities are just a few minutes' walk away in the centre. The Minden local transport network provides excellent connections to the central bus station, Minden railway station and the surrounding towns and communities. Bicycle parking spaces and car parking spaces have been created on the grounds of the residence, and a new multi-storey car park is being built in the neighbourhood. This ensures excellent accessibility for visitors, residents and staff. The pleasantly designed outdoor facilities are also available to residents for exercise, health, relaxation and socialising.
The new building has been designed and built in accordance with the Cureus standard for system care homes. This is based on uniform, high quality standards and is oriented, among other things, to the requirements of care home operators, with an added focus on the residents and care staff. In this way, all structural processes and properties are optimised, from the inside to the outside: This includes, for example, the size and arrangement of rooms to optimise space and walkways. Cureus care homes are also designed and equipped for maximum utility: corridors always receive as much daylight as possible; every room has floor-to-ceiling windows, and the modern bathrooms and window fronts always follow the same standardised system approach. Each property’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. For example, all Cureus care homes target the KfW Efficiency House 40 standard, while the bulk procurement of floor coverings and elevator systems, for example, achieves cost synergies, and long-term maintenance contracts covering several properties also reduce costs for care home operators.
