Cureus in Q1/2025 – around 600 places created for care and assisted living

Hamburg, 7 April 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, again completed new and urgently needed care capacities in Germany in the first quarter of 2025. From January to March 2025, a total of 594 care and assisted living units and six flats were completed. All locations are managed together with different operator partners.

Christian Möhrke, CEO of Cureus, is optimistic about the new year: ‘We got off to a good start in the first quarter, we can report around 600 completed care and assisted living units. In addition, we have gained two further experienced operator partners, Vitanas and most recently Alloheim, who are building on our system approach. The political developments in Germany for 2025 also give us hope for new opportunities to further develop the care infrastructure. Financial resources could soon be available for this, and then all that will be needed is less bureaucracy and more planning security under the newly created conditions. The new government can now prove itself and is urgently called upon to help ensure that projects can also be financed. In this way, all market participants can create a care offering that is more in line with future requirements.’

Alloheim gained as new operator partner

Cureus started a collaboration with Alloheim, the largest private care home operator in Germany according to pm rankings, at the beginning of 2025. The focus is on the development of new care locations. Cureus is acting as the investor and is responsible for the new construction, while Alloheim will take over the care operations as the leaseholder of the locations once construction is complete. Cureus leads the project developer market in the senior property segment

According to the Development Monitor published in the first quarter of 2025 by the independent analysis specialists at bulwiengesa, Cureus once again ranks in the top spot in the newly introduced ‘senior real estate’ category. The current project volume in planning and under construction makes Cureus the top-performing developer of senior citizens' properties in Germany, both in the B, C and D locations and in the other locations. Successful handover for sales by Carestone

Carestone, market leader in the development and marketing of senior living and care properties, took over a location from the Cureus portfolio for individual sales to private investors in the first quarter of 2025. This is the senior residence in Marienheide, which was completed at the beginning of 2025 and has 80 single rooms for full inpatient care and short-term care as well as ten service flats for outpatient intensive care. Property acquisition and property sales are continued

Cureus continues to selectively sell sites from its portfolio to various market participants if opportunities arise in order to free up additional liquidity for the realisation of further projects.

In addition, the company continues to be active in acquiring land for new projects. The focus here is particularly on North Rhine-Westphalia; Hesse, Lower Saxony, Schleswig-Holstein and Berlin also remain interesting. The company is primarily looking for centrally located plots of land in residential or mixed-use areas of 3,000 square metres or more that are well developed in terms of infrastructure. Property portfolio

The portfolio now comprises 72 leased properties with 7,113 care places, 745 assisted living units and 253 other units.

Approx. 5,400 units at 35 locations under construction and in the pipeline

Cureus currently has 1,209 care places, 118 assisted living units and 1 other units under construction in 11 locations.

Cureus currently has approx. 2,940 care places, 1.130 assisted living units and 10 other units in 24 locations in planning. All projects in planning have already been notarised.

About the locations started and completed in the first quarter of 2025

Cureus continued to successfully complete further care capacities in the first quarter of 2025, including 484 inpatient care places, 72 assisted living flats, 38 places in day care centres and six flats at a total of five locations.

In January 2025, the ‘Haus Momentum’ living and health centre in Hammah (Lower Saxony) was completed for WH Care. The centre now has 113 barrier-free single rooms for inpatient and short-term care, a public restaurant, a laundry and care bathrooms for residents. The building was constructed to the energy-efficient KfW 40 standard and opened in January (project details). The property is currently being sold individually via the partner PECURIA - Green Care Invest. The individual care flats can be purchased by investors with additional security (details on sales).

In mid-January 2025, a modern building with 80 single rooms for full inpatient care and short-term care as well as ten service flats for outpatient intensive care was completed in Marienheide (North Rhine-Westphalia) and opened on 15 January 2025. The facilities at this location include a residents‘ restaurant, a care and wellness bath, a therapy room and a smokers’ lounge. With the Lavendio senior residence in Wolfenbüttel (Lower Saxony), 131 care places, a day care centre with 20 places and 46 serviced residential units were handed over to the operator at the beginning of February 2025 following completion. Another project was completed at the end of February 2025 in Verl (North Rhine-Westphalia). Two modern buildings with 80 single rooms for long-term and short-term care, a day care centre with 18 places and 16 flats for assisted living have been created. compassio is the operator in Verl and provides the special Young Care programme on site. There were also celebrations in the first quarter of 2025: in March, the topping-out ceremony for 48 barrier-free single rooms in the extension to the existing DOREAFAMILIE care facility was held in Aschendorf (Lower Saxony).

Planning and construction in accordance with the Cureus system approach

All Cureus new-build properties are designed and built in accordance with the Cureus standard for system care homes. This specifies uniform, high quality standards and is oriented, among other things, towards the requirements of care home operators, residents and caregivers. This systematic approach enables Cureus to optimise both structural processes and the properties themselves from the inside to the outside. This relates, for example, to the dimensions and arrangement of every room in order to maximise to space and walkways. Cureus care homes are also designed and equipped for maximum utility. Interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows and attractive views of the surrounding area, while the modern bathrooms and window fronts always follow the same standardised system approach. The architecture and facade of each residence incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus 40 Standard’ of the KfW and target the DGNB silver certificate. Bulk procurement of floor coverings and elevator systems, for example, achieves significant cost synergies. Long-term maintenance contracts that cover several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
