Cureus is building a compassio senior residence with 95 care places in Bremen-Grohn

  • Modern new-build with 80 single rooms for long-term care and 15 single rooms for short-term care

Hamburg/Ulm/Bremen-Grohn, 15 June 2026. Cureus, an integrated property company that specialises in developing and actively managing its own inpatient care home portfolio, is starting construction of a new senior residence in the Grohn district of Bremen. The care specialist compassio will operate the new care facility at Hermann-Fortmann-Str. 25/Grohner Bergstr. in 28759 Bremen-Grohn (Free Hanseatic City of Bremen). Cureus will act as the main contractor for this project.

Kevin Lleshi, Project Manager at Cureus, introduces the project: “By the turn of the year 2024/25, we had already demolished the old commercial building, which dated back to 1955, and prepared the site for our construction project. Now the neighbourhood can witness something new being created here. Once the site preparation is complete, we will start directly with the civil engineering work for the new senior residence, which will feature 95 single rooms for care. From the summer onwards, the building will then be visible as it rises floor by floor. Thanks to our tried-and-tested systematic approach, completion is expected as early as the beginning of 2028. We are committed to exercising the utmost care with regard to road traffic and local residents, particularly concerning restrictions, noise and dust. Nevertheless, minor disruptions cannot always be ruled out, and we would like to ask for your understanding in advance. Ultimately, however, the result will be, above all, an architecturally appealing, high-quality home for senior citizens in Bremen.”

“With the go-ahead for the new build, we are also beginning preparations for the future operation of the Bremen-Grohn senior residence,” says Johannes Knake, Managing Director of the operator compassio, adding: “In parallel with the first phase of construction, we need to put together the initial team for the new site and work together to monitor both the progress of the build and the subsequent fitting-out. As such, interested parties will be able to apply to us from spring 2027. This will enable us to open shortly after completion and promise our future residents an environment that fully meets our standards. Our focus is on creating a home where people can feel at ease and be well looked after, offering professional, personalised care and support. Those interested in a care place can also register their interest with us from spring 2027.”

At this new site, which will be given a name befitting the location in due course, around 80 new, secure and modern full-time and part-time jobs will be created in the fields of care, administration, building services and support services.

Modern care with a comprehensive range of services at the senior residence

The compassio senior residence in Bremen-Grohn is being built in a T-shaped design on a plot of approx. 3,600 square metres in the northern Bremen district of Vegesack-Grohn and is set to cover a gross floor area of around 5,360 square metres. The sustainably designed building is being constructed in accordance with the state’s Quality Seal for Sustainable Buildings (QNG) as an energy-optimised KfW Efficiency House under the KNN-WG55 programme. A photovoltaic system on the flat roof, which is adorned with a parapet, and a heat pump support the building’s operation in an environmentally sound manner. The roof surfaces will be extensively greened, which will aid rainwater retention. The façade is planned in light grey tones, and all windows are floor-to-ceiling.

The barrier-free senior residence spans four full storeys. Future residents will have access to 80 modern, full-time long-term care places and 15 short-term care places in spacious single rooms with en-suite bathrooms on the three upper floors. 51 of the rooms are wheelchair-accessible. In addition to a nurse call system, each room has its own telephone, television and internet connection. Residents are free to furnish their rooms as they wish to maintain their privacy and create a personal retreat. To foster a friendly, social atmosphere, the rooms are organised into six independent living groups, each with its own kitchen-diner, lounge area and balcony.

The senior residence will feature a hotel-style reception in the inviting foyer, a residents’ restaurant with a kitchen and sun terrace, and a hairdresser. The facilities will also include a care bath, event and therapy rooms, and a laundry for residents’ laundry.

Plans to market the care apartments through Pecuria on a fractional ownership basis

The development is intended for individual sale through Pecuria. Interested investors can purchase the 95 care apartments in the same way as standard flats, with the exception that there is no entitlement to future occupancy by the purchaser. This is offset by Pecuria’s offer of a priority right of occupancy. Care apartments also offer a number of advantages over traditional freehold flats: rental income is predictable and secure over many years thanks to long-term master lease agreements with solvent operator partners. Should an operator nevertheless become insolvent, Pecuria’s rental trust account steps in. There is also no administrative burden for the individual apartment owner, as the intermediary management company handles coordination with the operator. The operator, in turn, is responsible for letting the individual apartments, meaning that the monthly rental income is secured regardless of the actual occupancy of the apartment. Expenses for re-letting, minor repairs or renovations do not generally affect the investor either, thanks to lease agreements with the operator that are structured accordingly. Excellent location and accessibility

Conveniently located in the heart of Bremen-Grohn, the site is ideal for a senior residence. The Bremen-Vegesack railway station and nearby bus stops are just a few minutes’ walk away. Sagerstraße, the district’s main shopping street, the Stadtgarten Vegesack on the banks of the Weser, as well as local amenities, social and cultural facilities, churches and doctors’ surgeries are all within easy reach. Public transport links are well established, ensuring excellent accessibility for residents, visitors and staff alike.

The friendly, senior-friendly outdoor facilities also invite all residents of the retirement home to use them as a meeting place and a spot for exercise and relaxing outdoors. In future, the gardens will feature a circular path, a small edible garden, a flower meadow, decorative water features, shaded relaxation areas and regional planting comprising deciduous and fruit trees. In addition, there are a total of 12 car parking spaces in front of the building, equipped for electric vehicles (one of which is accessible for disabled users), as well as bicycle parking spaces.

Well thought out standard ensures individuality and highest building quality

The senior residence is designed and will be build in accordance with the Cureus standard for system care homes. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’, while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
