Cureus is building around 1,250 units for care and assisted living by Q2/26

Hamburg, 6 July 2026. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, once again completed new and urgently needed care capacities in Germany in the second quarter of 2026 and began construction of further units. Between April and June 2026, 104 care units were completed, and construction also began on three new residential sites with a prospective total of 382 care and assisted living units. All new facilities are operated in collaboration with various operating partners.
“We recognise the German government’s desire for reform: the legislation that is so important to us – covering construction, care funding and support for housing development – is currently being scrutinised. New ideas are constantly emerging, only to be called into question again in heated debates. However, a shared commitment to reform is not yet clearly evident; decision-making processes are dragging on, and with them the urgently needed conclusions,” says Christian Möhrke, CEO of Cureus, analysing the current regulatory environment for the construction of new care homes. He continues: “Private investors are needed to provide the market with the urgently required capacity to cope with future demographic trends. They are ready to step in, but they expect planning certainty through long-term, reliable framework conditions; these must be created as a matter of urgency.” Thanks to its unique systematic approach and a team of around 135 staff who handle many key areas of development, construction and management of care facilities in-house, Cureus is still managing to develop new care sites on an ongoing basis, even under the current regulatory climate. In total, around 1,250 units for care and assisted living are currently under construction at nine sites. The project pipeline comprises a total of around 2,910 further care places and assisted living units.
Continued land acquisition and property sales
Cureus continues to selectively sell properties from its portfolio to various market participants, where opportunities arise, in order to free up tied-up liquidity for the realisation of further projects. The sale of apartments for the elderly to private investors on an individual basis, organised through sales partners, also remains part of the company’s core business.
Furthermore, the company remains active in the acquisition of land for new projects. In the second quarter of 2026, for example, three new development sites were acquired in North Rhine-Westphalia. The focus is particularly on this federal state; Hesse, Lower Saxony, Schleswig-Holstein and Berlin also remain of interest. About the locations started and completed in the second quarter of 2026
Cureus continued to complete further care and assisted living facilities throughout the second quarter of 2026. This resulted in the creation of 104 residential care places at one site. Construction began on 351 residential care places and 31 assisted living units at three further sites.
Right at the start of the quarter, construction began on the Wohncarrée Korbach (Hesse). The plans include two modern new buildings with 119 single rooms for full-time residential care and short-term care, 31 supported living flats, a residents’ restaurant, a lounge with a fireplace and library, a hairdresser’s, a care bathroom and therapy rooms. In mid-April, Cureus completed the ‘Mien to Huus’ senior residence in Garrel (Lower Saxony) for the Alloheim Group, creating 104 care places in accessible single rooms. The facility features a restaurant, café, hairdresser’s, care and wellness baths, and therapy rooms; it was built using sustainable KfW40-NH construction methods and is also aiming for DGNB Silver certification. On behalf of its operating partner Vitanas, Cureus began construction in early June on a senior residence in Hoppegarten (Brandenburg) near Berlin. This facility will provide 137 care places for long-term, short-term and respite care. The building, constructed to the KfW55-KNN-WG standard, will also house a restaurant, a hairdresser’s, care baths, a laundry, a fireplace lounge with a library and a therapy room. Also in June 2026, construction began in Bremen-Grohn (Free Hanseatic City of Bremen) on a new compassio senior residence with 80 single rooms for full-time residential care and 15 single rooms for short-term care, as well as a care bathroom, residents’ restaurant, hairdresser, and event and therapy rooms. The building is being constructed in accordance with the KfW55-KNN-WG efficiency house standard, which carries the state-awarded ‘Sustainable Building’ (QNG) quality seal. In the second quarter of 2026, progress on Cureus’s construction sites was once again celebrated in the traditional manner: foundation stones were laid in Kassel (Hesse) on the Salzmann site for the compassio retirement home with 163 places. This foundation stone symbolised the development of the entire site. Compassio and Cureus also laid the foundation stone in Krobach (Hesse) for the new Wohncarrée, comprising 119 care places and 31 serviced flats. Furthermore, the topping-out ceremony was held for the Amando senior residence in Sterkrade, Oberhausen (North Rhine-Westphalia), which will provide 86 care places.
Planning and construction in accordance with the Cureus system approach
All Cureus new-build properties are designed and built in accordance with the Cureus standard for system care homes. This specifies uniform, high quality standards and is oriented, among other things, towards the requirements of care home operators, residents and caregivers. This systematic approach enables Cureus to optimise both structural processes and the properties themselves from the inside to the outside. This relates, for example, to the dimensions and arrangement of every room in order to maximise to space and walkways. Cureus care homes are also designed and equipped for maximum utility. Interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows and attractive views of the surrounding area, while the modern bathrooms and window fronts always follow the same standardised system approach. The architecture and facade of each residence incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus 40 Standard’ of the KfW and target the DGNB silver certificate. Bulk procurement of floor coverings and elevator systems, for example, achieves significant cost synergies. Long-term maintenance contracts that cover several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
