Cureus sells Barkhausen care facility to Swiss Life Asset Managers

Hamburg, 19 March 2026. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, is selling its care facility in Barkhausen to a fund company belonging to Swiss Life Asset Managers. The asset deal was recently notarised, with the transfer of ownership scheduled for the first quarter of 2026. The parties have agreed not to disclose the purchase price.

The property in question is the compassio senior residence in Barkhausen, Porta-Westfalica (North Rhine-Westphalia). The facility was completed in 2023 in accordance with Cureus' system approach and the KfW 40 standard. It has since been leased on a long-term basis to the care specialist compassio and is operating successfully. The new building has 112 places for full-time and short-term care, ten units for non-clinical intensive care (AKIP) and service facilities such as a residents' restaurant with fresh cuisine, a hairdresser, a chiropodist, a fireplace room, a care and wellness bath and a laundry.

In addition to placing individual locations, we also regularly sell entire locations or entire portfolios in order to generate additional liquidity and thus drive forward the development of further care locations.‘

Built according to the Cureus system approach

Like all new buildings, this senior residence was also built in accordance with the Cureus standard for system care properties. This standard focuses on uniform, high quality standards and is based, among other things, on the needs of the operators, with a focus on the residents and nursing staff. This means that the construction processes and all properties are optimised from the inside out: this applies, for example, to the size and layout of rooms in order to optimise space and walking distances. The on-site facilities are also well thought out in terms of usability: corridors always have natural light, every room has floor-to-ceiling windows, and the modern bathrooms and window arrangements follow the same standardised system approach. Nevertheless, great importance is attached to individuality and the highest quality in the architecture and façade design in order to fit in optimally with the respective project environment. Sustainability aspects also play an important role, both in terms of the long-term economic efficiency of a nursing home and its impact on the environment. For example, the KfW 40 standard is being targeted for all properties. Bulk purchasing, including floor coverings and lift systems, also ensures cost synergies. Long-term maintenance contracts covering multiple properties further reduce costs for the future operator. Continuous review and optimisation of this system approach guarantees the creation of properties that meet specific requirements.
