Cureus starts construction of a senior residence in Gladbeck-Brauck with 118 care places
- 118 care places planned for full, short-term and respite care, 19 of which for solitary short-term care

Gladbeck-Brauck, 24 June 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, is starting the construction of a new senior residence in Gladbeck for an operator from the Pflegemotive Group. The new building is being constructed at Horster Strasse 216 in 45968 Gladbeck (North Rhine-Westphalia). Cureus is acting as the general contractor for this project.
‘Things are now getting underway on the site of the former Wilhelm Herber construction company in Gladbeck-Brauck – the construction of a new senior residence is starting and 118 care places will be built to the latest standards,’ says Kathrin Ufken, project manager at Cureus. She adds: "Once the old villa on the site has been demolished, we will start the preparatory earthworks and then begin constructing the foundation slab for the basement. After that, the new building will rise piece by piece. We are planning to complete the new building by winter 2026/2027 so that we can then hand over the residence to an operator partner from the Pflegemotive Group, which has been working with us for a long time."
Michael Burmester, Managing Director of Pflegemotive GmbH, on the new location: "In Gladbeck-Brauck, in addition to full inpatient care, we will also be offering 19 places for solitary short-term care, which is always in high demand. We are planning a total of 118 modern, comfortable single rooms and a light-flooded, friendly design for the entire building, which will make the new senior residence a home from home. Residents will feel completely at ease in our hotel-like ambience, from reception to the restaurant. We will also be creating over 100 new, crisis-proof and modern jobs in the areas of care, administration, housekeeping and housekeeping technology. We also attach great importance to the well-being of the team and want to give the entire building a corresponding atmosphere."

The approx. 3,390 square metre site in the Theodorstraße/ Johannastraße/Horster Straße square will be home to a roughly L-shaped building that opens onto a green, park-like inner courtyard. The entire complex of the Gladbeck-Brauck senior residence was planned to be barrier-free and to meet the high energy-optimised requirements of the KfW 55 standard due to the district heating connection. Heating will be provided by an environmentally friendly heat pump and a solar system will also generate green electricity on the extensively greened flat roof. The building will also be designed to harmonise with its surroundings: In particular, the linear cubature with a mixture of red and sandstone-coloured clinker brick and multiple grey-stepped rendering will create an eye-catching feature.
The residence will have around 7,140 square metres of gross floor space in a partial basement and on four full storeys. It will welcome residents and guests with a hotel-style lobby, a lounge with a fireplace and a library. A nursing bath, a hairdresser, therapy rooms and the in-house laundry complete the range of services. The sun terrace of the restaurant, which is also open to the neighbourhood, will create a pleasant connection to the park-like outdoor areas.
Residents can expect 118 bright, spacious single rooms for inpatient care with en-suite bathrooms to the latest standards, each with its own telephone, internet and television connection in addition to a nurse call. 111 rooms - or 95 per cent - will be wheelchair accessible. It will be possible to furnish the rooms individually in order to create a feel-good atmosphere and a private retreat. The division into seven residential groups, each with its own lounge with kitchen and terrace or balcony, is intended to create a homely, family atmosphere.
Ideal location and high building quality
The senior residence is centrally located in the Brauck district of Gladbeck and is surrounded by a mature residential area. The Nattbach stream and the Natroper Feld nature reserve are within walking distance, and the Mottbruch sports park and Südpark are also nearby. There are also shops, doctors and social facilities in the neighbourhood. The centre of Gladbeck, with other cafés, churches, cultural attractions and the train station, is just as easy to reach from the nearby bus stop as the towns and communities in the surrounding area.
A park-like outdoor area is planned on the grounds of the senior residence. With circular paths, shaded rest areas and regional planting of deciduous and fruit trees, it will serve as a meeting place and invite people to exercise and linger outdoors. In addition, ten car parking spaces with infrastructure for e-mobility are to be created on the site, one of which will be accessible for the disabled, as well as 16 bicycle parking spaces. This will ensure excellent accessibility for visitors, residents and care staff.
The building will be build in accordance with the Cureus standard for system care properties. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. Sustainability aspects also play a key role, for example, the aim is to achieve an energy-efficient KfW standard for all properties, while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators.
