Cureus starts construction of the Vitanas Senior Centre Am Redder in Büchen with 121 care places

  • 121 care places for full, short-term and respite care to be created

Hamburg/Berlin/Büchen, 20. February 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, is starting to build a senior centre for the operator Vitanas in Büchen, east of Hamburg. Cureus and Vitanas recently announced their cooperation in the development of new, future-oriented care locations. The new building at the address Am Bahndamm 3 in 21514 Büchen (Schleswig-Holstein) is the second of several jointly planned projects and is based on the requirements of the municipality's development plan 56 ‘Alten- und Pflegeheim Am Bahndamm’. Cureus itself is acting as general contractor for the construction of this project.

‘We will soon be preparing the soil for the new building on the site, which has been lying fallow for some time,’ reports Lilli Braunagel, Project Manager at Cureus, and continues: ’As a first step, we have already cleared the area and carried out nature conservation measures, including relocating an ant colony. As soon as we have completed the necessary earthworks, we will be able to start the groundwork and building construction for the new senior centre. At this location, we will also build according to our proven system approach. Following the handover to our experienced operator partner Vitanas, the opening is then planned for spring 2027. The new senior centre building meets high architectural standards and will blend harmoniously into the surrounding area.’

Over 70 new, crisis-proof and modern workplaces will be created in Büchen in the areas of care, administration, housekeeping and housekeeping technology. We will also create a team-orientated working atmosphere for our qualified and committed employees at this location, in which they can also develop personally.’

On the approx. 5,660 square metre site, a roughly Z-shaped building will extend from the street side to the rear of the property, which will be complemented by a spacious and park-like outdoor area. The entire complex of the Vitanas Senioren Centrum Büchen was planned to be barrier-free and in accordance with the energy-optimised requirements of the KfW KNN-WG-55 programme. Heating is provided by district heating and a solar system generates environmentally friendly electricity on the flat roof, which is also greened. The building will also be designed to harmonise with its surroundings: In particular, the linear cubature with a mixture of light-coloured and beige plaster will create an eye-catching feature.

The senior centre building will have a gross floor area of around 6,470 square metres on three full storeys and a staggered storey. The centre will welcome residents and guests with a hotel-style lobby, a lounge with a fireplace and a library. A hairdresser, therapy room and in-house laundry complete the range of services on offer. The restaurant's sun terrace creates a pleasant connection to the park-like outdoor facilities.

On the three upper floors, residents can expect 121 single rooms for inpatient care with en-suite bathrooms to the latest standards, each with its own telephone, internet and television connection in addition to a nurse call. 84 rooms – or 70 per cent – are wheelchair accessible. Individual furnishing is possible in order to create a cosy atmosphere and a private retreat. The division into seven residential groups, each with its own lounge with kitchen and terrace or balcony, creates a homely, family atmosphere. A special residential area for people with dementia completes the offer.

Ideal location and high building quality

The Vitanas Senioren Centrum is centrally located in Büchen in a mature residential area. In addition to direct access to the green surroundings and the river Stecknitz, shopping facilities, doctors and social amenities are also in the immediate vicinity. The centre of Büchen, with its cafés, churches, railway station and several bus stops, is within easy reach of the surrounding towns and communities.

A park-like outdoor area with circular paths, shaded rest areas and regional planting of deciduous trees and fruit trees will be created on the grounds of the senior centre, serving as a meeting place and inviting people to exercise and linger outdoors. In addition, 26 car parking spaces with infrastructure for e-mobility are provided on the site, two of which are accessible for the disabled, as well as 20 bicycle parking spaces. This ensures excellent accessibility for visitors, residents and care staff.

The new building is being constructed in accordance with the Cureus standard for system care properties. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’ (former KfW 40 energy-efficiency standard), while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand. This approach fits in perfectly with Vitanas' mission statement “People take centre stage”.
