Cureus starts new construction of the Sterkrade senior residence in Oberhausen with 86 care places
- 86 care places for full, short-term and respite care will be created

Hamburg/Winsen (Aller)/Oberhausen-Sterkrade, 16 June 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, is starting to build a senior residence in the Sterkrade-Mitte district of Oberhausen. A care brand of the Pflegemotive-Gruppe will take over the operation after completion. The building is being constructed at Weseler Strasse 136 in 46149 Oberhausen (North Rhine-Westphalia). Cureus itself is acting as general contractor for the construction work.
"Previously, there was a disused car dealership on the current building site. We will now start deconstructing it so that we can then begin the earthworks for the new construction of a modern care facility in Oberhausen, provided we don't come across any final obstacles during the upcoming explosive ordnance investigations," says Kathrin Ufken, project manager at Cureus, and continues: ‘We will also build according to our proven system approach at this location, so that we are planning to complete and hand over to the operator in autumn 2026 after a construction period of around 18 months. The new senior residence has been planned with high architectural standards and will blend harmoniously into the surrounding residential environment.’

On the approx. 4,665 square metre site, a roughly Z-shaped building will extend from the street side to the rear of the property. A spacious and park-like outdoor area will adjoin it. The entire complex of the Sterkrade senior residence was planned to be barrier-free and in accordance with the state quality seal for sustainable buildings (QNG) in KfW Efficiency House 40 construction and with the aim of achieving DGNB silver certification. Heating will be provided by a heat pump and a solar system will generate environmentally friendly electricity on the flat roof, which will also be greened. The building will also be designed to harmonise with its surroundings: In particular, the linear cubature with a mixture of grey, white and beige plaster and red clinker brick will create an eye-catching feature.
The senior residence building will have a gross floor area (GFA) of around 5,640 square metres on four floors. The residence welcomes residents and guests with a hotel-style lobby with foyer and reception, a fireside lounge with library and facilities including a hairdresser, therapy rooms, care bath and in-house laundry. The terrace creates a pleasant connection to the park-like outdoor areas of the senior residence.
On the three upper floors, residents can expect 86 single rooms with en-suite bathrooms to the latest standards, each with its own telephone, internet and television connection in addition to a nurse call. 56 rooms in the residence are also wheelchair accessible. The rooms can be individually furnished by the residents to create a cosy atmosphere and a private retreat. The residence is divided into six residential groups, each with its own lounge with kitchen and balcony, in order to create a homely, family atmosphere for the residents.
Ideal location and high building quality
The Sterkrade senior residence is located in the north of the city and within walking distance of the Volkspark with its pond and stadium as well as the local recreation area Historische Zeche Sterkrade. Embedded in a mature residential area, doctors, local amenities and churches can also be found in the immediate vicinity. The centre of Sterkrade with its train station, hospital, numerous shopping facilities as well as cultural leisure, social and administrative facilities can be reached in a few minutes from the nearby bus stop, also the Oberhausen city centre. The location therefore has excellent transport links, making the residence easily accessible for residents, visitors and staff.
Spacious, park-like outdoor areas will be created at the rear of the residence, with circular paths, shaded rest areas and regional planting of deciduous trees and fruit trees, which will serve as meeting points and invite people to exercise and linger outdoors. Furthermore, nine car parking spaces with infrastructure for e-mobility will be created on the property, one of which will be accessible for the disabled, as well as twelve bicycle parking spaces.
The building will be build in accordance with the Cureus standard for system care properties. This places great importance on uniform, high quality standards and is oriented, among other things, towards the requirements of the operators, focusing on the residents and care staff. In this way, the structural processes and all properties are optimised from the inside to the outside: This concerns, for example, the size and arrangement of rooms to optimize space and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts always follow the same standardised system approach. Each complex’s architecture and facade incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus-40-Standard’ (former KfW 40 energy-efficiency standard), while the bulk procurement of floor coverings or elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators.
