Cureus to complete around 1,100 care and assisted living units in 2025

  • 2025: Start of construction for 421 units, 1,076 units completed
  • Q4/25: Start of construction for 96 subsidised residential units, completion: 154 care places

Hamburg, 12 January 2026. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, continued to deliver new and urgently needed care capacity in Germany in the fourth quarter of 2025. Between October and December 2025, 154 care places were completed. In addition, the developer began renovating the listed Salzmann factory in Kassel. Here, 96 subsidised residential units are now being built in the first of three building sections.

Looking at the course of 2025, Cureus completed a total of 1,076 units (1,070 care and service residential units, 6 apartments). In 2025, work began on several locations with a total of 421 units (325 care, 96 subsidised housing). All locations are managed together with various operating partners.

Christian Möhrke, CEO of Cureus: "We are aware of the great demand for care facilities on the market and have expanded our presence in this area even further over the past year. Our team has been developing complex care facilities with excellent neighbourhood integration for many years. In 2025, we expanded the first of our locations with an extension and pushed ahead with the construction of a complete replacement building for Vitanas in Berlin. In addition, we are now also focusing more on the development of entire residential neighbourhoods – in Kassel, for example, we are renovating a listed factory for the first time, along with additional new buildings. In Hanover, we will be revitalising an industrial wasteland from 2026 onwards in collaboration with a sister company from our group. The end result will be a multi-generational neighbourhood with up to 1,000 units, with Cureus primarily responsible for the inpatient care and assisted living sections. We are looking forward to these new challenges in many scenarios in order to provide the care market with the necessary growth, but we are also continuing to focus on our usual day-to-day business, as evidenced by the high number of completions of almost 1,100 care and assisted living units for 2025."

DGNB basic certification obtained for system care property

The experts at the German Sustainable Building Council (DGNB) recognise the high sustainable construction quality achieved using the Cureus system approach. This special approach to the planning and construction of inpatient care facilities has now been awarded basic certification as part of multiple certification, in line with the DGNB motto ‘Sustainability in series’. Acquisitions and sales underway, sale of a site to PATRIZIA

In the past quarter, Cureus added a new site in North Rhine-Westphalia to its project pipeline. It also succeeded in selling an entire site to a PATRIZIA fund company. The parties agreed not to disclose the purchase price. The subject of this transaction was the site in Sankt Augustin near Bonn (North Rhine-Westphalia), which is leased on a long-term basis to the care specialist compassio. Further information...

Property acquisition and property sales are continued

Cureus continues to selectively sell sites from its portfolio to various market participants if opportunities arise in order to free up additional liquidity for the realisation of further projects.

In addition, the company continues to be active in acquiring land for new projects. The focus here is particularly on North Rhine-Westphalia; Hesse, Lower Saxony, Schleswig-Holstein and Berlin also remain interesting. The portfolio now comprises 74 leased locations with 7,177 care places, 749 assisted living units and 243 other units.

Cureus currently has 1,076 care places, 91 assisted living units and 97 other units under construction in 10 locations.

Cureus currently has approx. 2,510 care places, 870 assisted living units and 10 other units in 21 locations in planning. All projects in planning have already been notarised.

About the locations started and completed in the forth quarter of 2025

Cureus continued to complete additional care capacities in the fourth quarter of 2025. This resulted in 154 care places at two locations. Construction began on 96 subsidised residential units as part of a historic building renovation project.

In October 2025, the Belia senior residence in Dortmund-Bodelswign (North Rhine-Westphalia) with 106 care places was completed ahead of schedule. Residents here benefit from a public restaurant, hairdresser, laundry, fireplace lounge, library and therapy rooms, as well as a nursing bath. At the Salzmann industrial monument in Kassel-Bettenhausen (Hesse), Cureus was able to begin renovating the factory building at the beginning of December 2025. Work is currently underway on 96 subsidised residential units in the first part of the building. The two other parts of the building will house 96 serviced residential units for individual sale through Pecuria, as well as space for cultural activities. In addition, the construction start of a new seniors residence will complete the ensemble at the beginning of 2026, as will the construction of another residential building with commercial units for local amenities and the renovation of the factory boiler house into a restaurant area. With the completion of the extension work for DOREAFAMILIE Aschendorf (Lower Saxony) at the beginning of December 2025, a proven care location was expanded by 48 barrier-free units for inpatient long-term and short-term care. The building was constructed in accordance with the KfW-40NH standard, and the DGNB Silver Certificate is being sought. Planning and construction in accordance with the Cureus system approach

All Cureus new-build properties are designed and built in accordance with the Cureus standard for system care homes. This specifies uniform, high quality standards and is oriented, among other things, towards the requirements of care home operators, residents and caregivers. This systematic approach enables Cureus to optimise both structural processes and the properties themselves from the inside to the outside. This relates, for example, to the dimensions and arrangement of every room in order to maximise to space and walkways. Cureus care homes are also designed and equipped for maximum utility. Interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows and attractive views of the surrounding area, while the modern bathrooms and window fronts always follow the same standardised system approach. The architecture and facade of each residence incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus 40 Standard’ of the KfW and target the DGNB silver certificate. Bulk procurement of floor coverings and elevator systems, for example, achieves significant cost synergies. Long-term maintenance contracts that cover several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
