Topping-out ceremony for the Salzmann-Areal senior residence in Kassel-Bettenhausen
Hamburg/Ulm/Kassel-Bettenhausen, 23 September 2026. In Bettenhausen, the structural work on the new senior residence on the site of the former Salzmann factory has been completed. In the presence of City Councillor Christine Hesse and together with craftsmen, the architect and project partners, the compassio Group, the developer Cureus and the general contractor MBN celebrated this important milestone. This brings the new home for older people a big step closer to completion.
ABOUT THE CONSTRUCTION PROJECT
“Our project is progressing rapidly and entirely according to plan. The structural work on the new senior residence is complete, the roof and the building envelope are watertight, and the future building is already clearly visible. These are therefore ideal conditions for pressing ahead with the interior fit-out, even during the wet season ahead,” says Roman Fabel Hansen, project manager at Cureus, with delight: “In keeping with tradition, we would like to celebrate this milestone with everyone involved in the construction under the topping-out wreath and express our thanks for their work so far. We remain confident that we will be able to complete the new care facility on schedule in summer 2027 and hand it over to our experienced operating partner, compassio. We wish all our construction partners continued success.”
The compassio senior residence in Kassel-Bettenhausen is being built using the specialised Cureus system approach, featuring a U-shaped design, and is set to cover a gross floor area of approximately 9,170 square metres. MBN GmbH is acting as the main contractor for this phase of construction. The sustainably designed building complies with KfW’s energy-efficient ‘Effizienzhaus 40’ standard. Heating is provided via the municipal district heating network, and a photovoltaic system is planned for the roof. The roof surfaces will also be extensively greened, which will aid rainwater retention. With its linear and modern façade featuring generous glazed elements and a coordinated colour scheme of white and light grey plaster shades, the building will blend in perfectly with the surrounding development.
LIVING AND WORKING AT THE RETIREMENT HOME
A living environment that puts people first
The Salzmannareal senior residence will offer bright, welcoming single rooms, spacious communal areas and numerous opportunities to lead an active and varied daily life. Residents can browse in the library, dine together in the restaurant with its terrace, make use of the therapy rooms or, when the weather is fine, enjoy the park-like outdoor grounds with terraces, seating areas and walking paths.
A varied programme of activities and pastimes promotes physical exercise and mental stimulation, whilst encouraging social interaction. Nearby shopping facilities and the wide range of leisure activities on offer in the city of Kassel provide further opportunities to add variety to daily life. Residents will also be able to spend time in nature within the Salzmann neighbourhood and the surrounding parks.
“Our team puts people first from day one. We design spaces and processes so that every resident feels well looked after and safe,” explains Julia Glöggler, Ramp-Up Manager for the senior residence.
Interested relatives, future residents and staff can already get an insight into the project on our website, compassio.de.
The surroundings as part of the well-being concept
The central location in the Salzmann neighbourhood combines urban living with the experience of nature. Walks in the Karlsaue, short journeys into Kassel city centre or a visit to Bergpark Wilhelmshöhe – the surroundings help to ensure that everyday life is varied, lively and enriching. Cultural highlights such as GRIMMWELT Kassel round off the living environment.
Jobs and career prospects
The opening will create numerous jobs in nursing, care, administration and services.
“We invite qualified nurses, care workers and service professionals to join our team. Together, we will create a home where people feel at ease, are valued and are the centre of attention,” emphasises Julia Glöggler. Anyone interested in working at the new senior residence can already find out about career opportunities at compassio via the careers portal. In future, interested parties will be able to find the latest job vacancies for the new location there: karriere.compassio.de.
PLANS TO MARKET THE SHARED-OWNERSHIP CARE APARTMENTS
Through Cureus’ partner Pecuria, the property is divided up and prepared for individual sale. Interested investors can then purchase the units in the same way as freehold flats, except that there is no direct entitlement to subsequent use by the purchaser. This is offset by Pecuria’s offer of a priority right to occupy a care place. Care apartments also offer a number of advantages over traditional flats: rental income is predictable and secure over many years thanks to long-term master tenancy agreements with solvent operator partners. Should an operator nevertheless become insolvent, Pecuria’s rent trust account steps in. Individual apartment owners are also spared the administrative burden, as the intermediary management company handles coordination with the operator. The operator, in turn, is responsible for letting the individual apartments, meaning that the monthly rental income is secured regardless of the apartment’s actual occupancy. Expenses relating to re-letting, minor repairs or renovations generally do not affect the investor either, thanks to lease agreements with the operator that are structured accordingly. Pecuria will announce the start of sales in due course at www.pecuria.de.
