Cureus continues to build – assisted living apartments in Kassel go on sale

Hamburg, 13 October 2025. Cureus, an integrated property company that specialises in developing and actively managing its own care home portfolio, continues to deliver new and urgently needed care capacities in Germany in the third quarter of 2025. Between July and September 2025, 234 care places and assisted living apartments were completed. All locations are managed in collaboration with various operating partners.

Salzmann industrial monument in Kassel: Pecuria takes over sales of senior living facilities
Cureus is undertaking the renovation of a listed building for the first time, supplemented by additional new buildings, and began preparatory construction work on the site of the former Salzmann factory in Kassel-Bettenhausen in the summer of 2025. The first construction and renovation phases are scheduled to begin later this year, with completion of the entire residential complex planned for 2028. Sales to private investors will be handled by Pecuria and will start shortly. Among other things, 96 modern serviced apartments ranging in size from 33 to 67 square meters are being built in the historic factory building – purchase prices start at around 215,000 Euro. Property acquisition and property sales are continued
Cureus continues to selectively sell sites from its portfolio to various market participants if opportunities arise in order to free up additional liquidity for the realisation of further projects.
In addition, the company continues to be active in acquiring land for new projects. The focus here is particularly on North Rhine-Westphalia; Hesse, Lower Saxony, Schleswig-Holstein and Berlin also remain interesting. Cureus currently has 1,230 care places, 91 assisted living units and 1 other unit under construction in 11 locations.
Cureus currently has approx. 2,700 care places, 1,140 assisted living units and 10 other units in 22 locations in planning. All projects in planning have already been notarised.
About the locations started and completed in the third quarter of 2025
Cureus continued to complete additional care capacities in the third quarter of 2025. This resulted in 207 care places and 27 serviced apartments at two further locations.
The Senioren Centrum Am Mühlenteich in Uetersen (Schleswig-Holstein) was completed on schedule at the beginning of August 2025 and has been handed over to the operator Vitanas. In just 16 months of construction, 117 modern places for full-time and short-term care were created in KfW-40NH construction. The Rheinhausen senior residence in Duisburg (North Rhine-Westphalia) was completed and handed over to the operator Belia on schedule in mid-September 2025. The result is 90 modern care places for full-time and short-term care as well as 27 comfortable assisted living apartments in three buildings, all in energy-efficient KfW 40NH construction. The third quarter of 2025 was another occasion for celebration in glorious weather: in July 2025, the topping-out ceremony was held for the future Alloheim senior residence in Garrel (Lower Saxony), which will offer 104 inpatient care places. This was followed in September 2025 by the compassio Seniorenresidenz Haus Tuzzo in Wiesbaden (Hesse) with 95 inpatient care places, where the topping-out ceremony was also held.
Planning and construction in accordance with the Cureus system approach
All Cureus new-build properties are designed and built in accordance with the Cureus standard for system care homes. This specifies uniform, high quality standards and is oriented, among other things, towards the requirements of care home operators, residents and caregivers. This systematic approach enables Cureus to optimise both structural processes and the properties themselves from the inside to the outside. This relates, for example, to the dimensions and arrangement of every room in order to maximise to space and walkways. Cureus care homes are also designed and equipped for maximum utility. Interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows and attractive views of the surrounding area, while the modern bathrooms and window fronts always follow the same standardised system approach. The architecture and facade of each residence incorporate individual touches and are constructed to the highest quality standards, integrating seamlessly into their surroundings. The Cureus system approach also prioritises sustainability, both in terms of a care home’s long-term economic viability and its impact on the environment. All Cureus care homes are, for example, constructed in accordance with the ‘Effizienhaus 40 Standard’ of the KfW and target the DGNB silver certificate. Bulk procurement of floor coverings and elevator systems, for example, achieves significant cost synergies. Long-term maintenance contracts that cover several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.
