Cureus places topping-out wreath for senior residence in Cuxhaven-Duhnen – 110 modern care places to be build

Hamburg/Cuxhaven-Duhnen, 24 March 2023. Cureus, an integrated property company that specialises in developing and actively managing its own inpatient care home portfolio, yesterday hosted a topping-out ceremony for Dünenresidenz Cuxhaven. Among the guests were Cuxhaven's Lord Mayor Uwe Santjer and Andreas Eickmann, head of the building department of the city of Cuxhaven. The traditional ceremony featured a topping-out wreath, speeches, and the hammering in of the final nail into the roof structure. About 50 visitors enjoyed food and drink after the ceremony and were keen to find out more about the new senior residence and the second construction phase with 68 residential units (Assisted living, vacation, rental apartments) in four further buildings. The construction site is located between Häfchenweg 3 and Wehrbergsweg 63 in 27476 Cuxhaven-Duhnen. Cureus is itself the executing general contractor.

"With the Dünenresidenz, this former inner-city wasteland will be greatly upgraded. Cuxhaven will also gain an important location for care and living and new jobs will be created in the residence," explains Karim Abdel-Rehim, project manager of Cureus, and continues: "Today we thank all those involved in the construction with this celebration, because we are currently very well on schedule with the work and continue to expect completion in spring 2024. This is certainly a very positive message for our surrounding neighbors, who are currently feeling the effects of the construction work and to whom we would like to express our sincere thanks for their patience. On the basis of the now finished shell, one can already clearly see how skilfully the residence building with its proportions fits into the surrounding development, and the other four buildings from our complex will be in no way inferior to this. Detailed talks are also already underway with a professional operating partner for the subsequent operation of the care and residential complex."

Cureus assumes responsibility for promenade design and maintenance of the Wehrbergskuhle

As agreed, Cureus is contributing to the design and upgrading of the public space in the vicinity of the Dünenresidenz Cuxhaven. After completion of the construction work, the promenade along Wehrbergsweg and Dünenweg will be renovated and designed as a traffic-calmed area, thus excluding passing traffic in the future. The access for residents, emergency services, dike defense and the dune railroad will also be guaranteed in the future, the design and furniture will be oriented to the already existing promenade and fit into the overall picture of the cure area in consultation with the city administration.

Furthermore, the builder has committed itself to the preparation and maintenance of the Wehrbergskuhle, a wooded area adjacent to the construction site, for 20 years. A Cuxhaven-based horticultural company has already been contracted in the first stage to provide traffic safety and a barrier-free access route for the public, as well as to deal regularly with the maintenance of the paths and the pruning of trees and woody plants as required. This will continue to provide the general public with an attractive recreational area for leisure activities.

In addition, the outdoor areas of the Dünenresidenz Cuxhaven will be landscaped in a park-like manner and will be contiguous with the vacation and residential housing complex "Zuhause in Duhnen" that is being built neighbouring. It is planned to grant the public access to the play, rest and recreation areas here as well, in order to ensure active integration of the new residential area into the neighborhood.

About Dünenresidenz on the beach with a wide range of services

The Dünenresidenz is planned as a building with a partial basement, four full stories and a recessed floor and built to the sustainable KfW 40 energy-efficiency standard in accordance with the Cureus system approach. Heating will be provided in an ecologically sensible manner by a combined heat and power plant (CHP), which will simultaneously generate electricity for the senior residence. The living and usable area of the Cuxhaven-Duhnen senior residence will be around 5,300 square metres. Each of the 110 single rooms, 15 of them wheelchair accessible, is planned according to modern standards and will have its own bathroom. The ground floor of the residence will house the hotel-like lobby with reception, a fireplace lounge and a residential group. The full floors above will each house two further residential groups as well as nursing bathrooms. The recessed floor offers space for another residential group and a spacious restaurant with sea view and fresh meals. Each residential group also has a spacious kitchen and recreation facilities to give the residents space for social interaction in small groups. In the basement there is an in-house laundry for the residents’ laundry. The residence will create around 66 new, secure jobs in nursing, administration, housekeeping and building services at this location.

In addition to the senior residence, the complex includes four other buildings with 68 residential units, seven of them will be wheelchair accessible. They are planned for use as assisted living, vacation and rental apartments and are also already under construction. Light colours and lots of glass will dominate the exterior design of all buildings. With rectilinear and modern facades, the complex will be an architectural eye-catcher.
