Cureus: the new system care home brand

Hamburg, 10 November 2020. Cureus GmbH is the specialist for the design, planning and construction of system care homes. With its system care homes, the company has developed its own standard for full inpatient care and assisted living real estate, which can be implemented as a scalable, location-agnostic solution. The new brand draws on the Lindhorst Group’s 15 years of expertise in the care home sector to offer an independent solution that meets the challenges of inpatient care.

Cureus currently has 27 care homes with around 2,050 nursing care places and around 360 residential units under development. A further 46 projects with a total of around 5,500 units have already been secured. This project pipeline has a volume of around EUR 1.35 billion. Since 2015 alone, the company has developed and built 38 projects (3,300 units) with a project volume of around EUR 500 million in this growth market.

Aligned with legal requirements and the needs of operators, investors and residents, Cureus GmbH develops uniform quality standards in the care home real estate sector. Care homes built to the Cureus standard are optimised in all respects and include, for example, optimised floor plans and conveniently arranged rooms and walkways. Cureus care homes are also designed and equipped for maximum utility: interior corridors benefit from as much daylight as possible, every room has floor-to-ceiling windows that provide attractive views of the surrounding area, and the modern bathrooms and window fronts follow the same standardised system approach. All Cureus care homes are, for example, constructed in accordance with the KfW 40 energy-efficiency standard, while the bulk procurement of floor coverings and elevator systems, for example, ensures cost synergies and long-term maintenance contracts covering several properties also reduce costs for care home operators. The constant review and optimisation of the Cureus system care home standard guarantees the construction of care homes that truly meet demand.

The company thus offers a highly efficient product that combines greater cost-effectiveness in nursing care at lower cost with improved quality of living and service. The business model is focused entirely on the development of homes for full inpatient care and assisted living. The properties are sold to professional investors after completion.

Dual leadership team of Christian Möhrke and Gerald Klinck

The company is managed by a dual leadership team of Christian Möhrke (COO) and Gerald Klinck (CFO). Möhrke has amassed 20 years of experience in companies in Germany and abroad, including 15 years in real estate, project development and construction. He was most recently a member of the management board of the Lindhorst Group (click here for more details). Gerald Klinck’s career as a financial specialist in the real estate industry spans more than 20 years. He was previously CFO of TLG Immobilien AG (click here for more details).

The solution to the challenges in inpatient care

“German care is ailing, and the shortage of care places is serious. At the same time, the investment backlog for care properties is enormous and demand for new properties is huge. In this environment, some operators are fighting for their economic survival. The reason for this is often the poor condition of the properties, which makes it difficult to run a successful care business. With our system care homes, we have developed a scalable standard that optimises every aspect of care operations. This makes Cureus properties extremely attractive not only for operators, but ultimately also for residents and investors”, says Christian Möhrke, COO of Cureus GmbH.

“We are pursuing an ambitious but realistic growth strategy and have already filled our project pipeline accordingly”, explains Gerald Klinck, CFO of Cureus GmbH. “In the future, we want to use our system approach to increase the annual completion rate from around ten to more than 20 care homes and thus clearly set ourselves apart from our competitors. We have already created the optimal conditions for future growth. We currently have 27 projects under construction and have secured a further 46 plots for future projects. In addition to our experienced team and broad network of partners in the construction industry, we have excellent access to operators and can draw on a well-established acquisition process to secure new properties on an ongoing basis”.
